    Once the private boudoir for the lady of the house and decorated in the same soft colors of moss, gold, basil, and dark quartz; this guest room features a king-sized custom half-tester mahogany bed, a soft double chaise, flat screen television and a working fireplace with mosaic tile work original to the house. The attached private bath has a large whirlpool tub with double shower heads.

    This handsome room is rich with the warm colors and textures that the Victorians truly loved. The wall coverings speak in tones of claret and gold to the carved mahogany headboards and tailored bed coverings of the king-sized bed. At your request, the room can be made to accommodate two twin beds instead. His and her wing-backed chairs flank the carved columns of the working fireplace with antique mantle and the room features a flat screen television for your comfort. Pamper yourself with a bubble bath in the extra-long antique soaking tub with shower in the private attached bath.

The soft peach, cream and sea-green hues of the wall coverings in this elegant room are mirrored in the chintz balloon draperies, the gathered bed skirt and the abundance of bed pillows piled high in the inn’s most feminine room. The queen-sized white iron canopy bed seems to float in the room with the champagne-colored silk fabric draping softly from its center medallion. Treat yourself to a fire in the corner fireplace, watch a movie on the flat screen television or a pampering session in the large attached bath with vanity area, double–shower heads and whirlpool tub.

    Renovation of the third-floor ballroom now provides the most spacious guest quarters in the main house and an ideal room for traveling guests who enjoy palatial space! A private sitting area in front of the working fireplace and flat screen television can be converted to a full-sized sleeper bed, and the navy and gold bed coverings with rattan frames can be set up as a king-sized bed or two twin beds. The equally spacious private bath features a large corner two-person whirlpool tub and a separate tiled shower area.

This room was originally the Nanny’s room and a small Plexiglass plate on the floor exposes the original lead lined trough that was once part of the water collection system for the manor house.

Built-in cabinetry houses a bureau, vanity and flat screen television. The en-suite private luxury bath features an oversized corner whirlpool tub for two and a custom tiled two-person body jet shower. Soft lights on dimmers, a rubber duck and candles await bath time romance.

The room features a dramatic cathedral ceiling that radiates from the original cupola that rises twenty five feet in the center of the room. A built-in desk and window seat frame the original Palladian windows that overlook the perennial gardens below. Rich mahogany cabinetry houses a custom-made queen sized Murphy bed. A pair of comfortable easy chairs and a flat screen television make this room complete.

    A hand carved four-poster custom king canopy bed draped in flowing swags of silk fabric is the centerpiece for this luxury room and will take your breath away. The soft tea wash colors of primrose, moss and antique ivory echoed in the wall coverings and sitting area complete this very private romantic retreat. The room also features a corner fireplace and flat screen television tucked away in the armoire. The large luxury private bath features an oversized whirlpool tub for two and the carriage house’s signature custom tiled two person body jet shower. Indulge.

  • Policies

    • Room Rates: Room rates assume single or double occupancy and include morning juice and coffee, a full breakfast and complimentary use of our common areas and guest pantry areas stocked with soda, juice and homemade pies. Room rates are reviewed periodically and subject to change. Although every effort is made to keep all stated rates on the internet and in print accurate, stated rates in affect at time of booking will supersede any rates printed on the website, print material or other sources that are outdated or in error. We appreciate you bringing any rate discrepancies to our attention.
    • Advanced Reservations: Advanced reservations are strongly recommended so that you are able to visit us on your preferred date and stay in your preferred guest room.
    • Advanced Deposit: A deposit in the amount of one night or 50% of the stay, whichever is greater, is required at time of booking. If paying by check or money order, your reservation will be held for seven days for the check to be received. If using a Berry Manor Inn gift certificate a valid credit card to hold the reservation will still be required if the amount of the gift certificate does not equal the entire reservation cost.
    • Cancellation Policy: As a small property cancellations affect us greatly. In the unfortunate event that you must change or cancel any part of your reservation, notice of 10 days or greater is required to refund the advanced deposit (less $25 processing fee). Guests will be responsible for all charges as originally booked if changes or cancellations are received less than ten days of the stated arrival. If cancellation is a possibility we would suggest the purchase of travel insurance. The cancellation policy for the Lobster Festival, Blues Festival, Maine Boats and Harbor Festival, Pies on Parade, certain holidays and group events require a 21 to 30 day (Festival/Event specific) cancellation notice for a refund of your advanced deposit less administrative handling fee.
    • Check-In/Check Out Times: Our preferred check-in time is anytime between 3 and 8 p.m. and check-out time is 11 am. If you know that you will be arriving after 8 pm., please call the inn to make arrangements for a late check-in. Early check-ins may be considered only with advanced notice. Likewise if you require a later check-out; please make arrangements in advance with your innkeeper. The inn has a small window of time between check-out and check-in time to prepare our inn for our new arrivals. We greatly appreciate your respect for both our 11 am check out time and our 3 pm check in time. We recognize travel schedules have variability and will gladly offer to store your luggage, allow you to park your car on premise or give you access to our common areas including powder room to facilitate this schedule.
    • Smoking: The Berry Manor Inn is a smoke-free bed and breakfast inn. There is no smoking allowed inside the buildings. Smoking is allowed outside at designated areas. The inn reserves the right to charge the credit card on file $250 fee to cover the cost of deep cleaning and/or replacing upholstered furniture, window treatments, rugs and bedding if it is determined that a guest has violated the inn’s policy and smoked in any location inside the inn.
    • Children: Although guests with young children are welcome at the inn, the Berry Manor Inn caters primarily to couples, families with older children and individuals on business or looking for a respite from the hectic pace of today's world. Specific guestrooms are better suited for a 3rd person in a room as they can accommodate twin beds or a rollaway or by location minimize the pitter patter of little feet on the comfort of other guests. The inn does not have high chairs, portable cribs or a regular children's menu. As the rates are based on single or double occupancy, there is a $35 fee per person per night for any additional person in any guestroom.
    • Third Party Gift Cards, AAA and Loyalty Discounts: Please let us know at time of booking if you are planning to redeem a 3rd party gift card (bedandbreakfast.com, etc.), AAA discount or a loyalty discount travel card from Select Registry. Blackout dates will often apply to festival, holidays and special event periods for use of these gift cards and travel discounts as these represents discounted room rates for us. As stated on the Loyalty Discount Travel Card, Select Registry's loyalty discounts may be substituted for a room upgrade, amenity or other value-added of at least $25 and are valid Monday through Thursday nights only and limited to one per stay.
    • Pets and Captain Nemo: Although the innkeepers love animals, the Berry Manor Inn does not allow animals (other than service animals) on premise. Several years ago the innkeepers adopted a rescue cat, Captain Nemo, and he does not like to share his domain. Captain Nemo is quite independent and stays outside or in the Innkeepers space. He does on occasion walk through the common areas of the inn. He does not enter guest rooms or the carriage house. Please let us know if this will pose a problem for you. The inn does have an exclusive relationship for a “Bed and Boneâ€Â facility in the neighborhood or can recommend boarding facilities nearby for your four-legged travel mate.
    • Prevailing Lodging Tax: All reservations and add-ons are subject to the State of Maine's prevailing lodging and sales tax requirements. Current rates are 7% lodging and prepared food and 5% sales tax respectfully. 
    • All policies above are subject to change and in the case of discrepancies the policy in effect at the inn will prevail.
