    The Attwater

Our unique, design-drivenNewport hotel is steeped in Newport's nautical history — yet with a bold touch of the unexpected.

Discover a more personal lodging alternative to big box hotels — yet with a chic, modern edge elusive to most B&Bs.

Find exceptional roomsand modern amenities; a clever, all-day coffee cafe; and attentive service when you want it (privacy when you don't).

As one of the first hotels in Newport, the Attwater is set on a quiet street just a block off Bellevue Avenue in the central historic district. All of Newport's sights, sounds and tastes — sailing, tennis, night life, restaurants, beaches, history, mansions — are all only a short stroll away. In fact, our newly renovated boutique hotel is merely three blocks from Newport Harbor and an eight-minute walk to First Beach.

Our Newport B&B offers 17 rooms total, with eight distinctive styles of coastal chic rooms and suites. Renovated in 2012 by acclaimed Boston interior designer, Rachel Reider, each features a thoughtful blend of bold fabrics, modern furnishings, eclectic accents and sophisticated amenities, including:

  • Insider's Info

Travelers are always looking for memorable and relaxing experiences. Let’s discover more through the words of our innkeepers.
Why do most travelers stay at your inn?

Most travelers stay at the Attwater to enjoy the beach, mansions, sailing, ocean views, tennis, and all the great food!

What are you best known for? What makes your inn unique? What do you love most about your inn?

The Attwater is best known for our chic, boutique decor, and our small plates breakfast. Guests love the breakfast variety and the fact that Billy and I make everything ourselves... and it's healthy.

If someone has never been to your city, what is the #1 reason to come visit?

The #1 reason to visit Newport is to enjoy everything the town has to offer. Newport has such a variety of things to see and do... and eat!

What’s the best compliment you have ever received about the inn?

Our best compliments are the ones from guests who feel like they are among friends when visiting. We pride ourselves on our comfortable, friendly, knowledgeable service - and we cook a mean breakfast!

What’s the best kept secret about the area?

Best kept secret about the area is Sachuest Point National Wildlife Refuge. It's like the well-known Cliff Walk with the gorgeous views, but very much wild where deer, birds, and rabbits can be spotted at any time.

If a traveler is staying at your inn for 4 nights, what should he/she do in the area?

We'd recommend Easton's Beach, Sachuest Point, visiting at least two of our famous historic mansions, take a sailing trip, walk the Cliff Walk, listen to live music at night, see the sunset at Brenton State Park, rent a scooter and drive the scenic Ocean Drive, visit the shops and restaurants on Thames, eat a stuffie, clam chowder, and fresh seafood... is that too much? ;-)

Is there anything within walking distance of your inn?

Everything is walking distance! Easton's beach, mansions, shops and restaurants, bike and scooter rentals, sailing, and more.

What is your favorite restaurant/food in the area?

Our favorite local foods are stuffies (that's a stuffed quahog clam), clam chowder, any local fresh fish. Our favorite restaurants now include Fluke, The Mooring and Castle Hill, just to name a few.

Any good area guides/websites that travelers could reference?

Check out for listings of every restaurant that is featuring live music, each night.

How many rooms does your inn have?

    17 rooms.

    Do you accept pets?

Unfortunately we are not able to accept pets at The Attwater, although a few of our other Lark Hotel locations do. Check out for more info. We're also happy to recommend location kennels.
