Introduction
Walk to the Seattle city center, to Pike Place Market, and to the downtown Seattle attractions from a charming 1906 Seattle bed and breakfast on a tree-lined side street. Dozens of Capitol Hill neighborhood restaurants are nearby, and we're one block to a popular park and major bus stops. Large, stately, light-filled house with 8 guestrooms on a street of trees and other houses and apartments from the turn of the century. Citrine Room
Each morning we provide a full-service breakfast in an elegant, relaxed setting between 7:30 and 9:30 AM. Please join us at your leisure during this time to enjoy a hot breakfast accompanied by juice, fruit, and coffee/tea. Typical dishes include savory omelets, gourmet crepes, and home-made French toast. We try to accommodate dietary restrictions and early breakfast requests.
We are located in a walkable residential neighborhood just up the hill from the center of downtown Seattle. Downtown and the Convention Center are a pleasant 20 minute walk past Cal Anderson Park and down the lively Pike and Pine Streets. Several bus lines run nearby and there is prompt taxi service. It's a very convenient location for those traveling with or without a car!
Please call or email us with your travel plans and we will be delighted to provide room and rate options, and take your reservation! Rates range from $69 to $169 depending on season, length of stay, weekend/midweek, single/double occupancy, specific room, etc. Rates include full service hot breakfast and free private on-site parking.
Each intimate guestroom offers a comfortable queen bed, dressed in crisp hand-pressed cotton sheets beneath a down blanket and a cotton quilt. Most rooms with private en suite bathroom. Guestrooms sparkle with delicate hues, individually decorated with distinctive antique furnishings and modern amenities, accented by glimmering colors in artwork and adornments. Glistening golden wood floors are topped by rich Persian rugs.

Citrine Room
The golden Citrine Room is warm and inviting, with a crested antique bed. Gentle north light glances through a large northern window. Located on the second floor with a private bathroom and shower.
Sapphire Room
The Sapphire Room is accented with navy and red against a whisper of green. A calming room with large eastern windows offering a view toward the trees in front. A small window over the bed looks out into our lovely pine tree and squirrel house. Located on the second floor with private bathroom and shower.
Amethyst Room
The Amethyst Room is accented with lavender against muted green. Soft northern sun delights the window seat beside the bed. Located on the third (top) floor with private bathroom and tub / shower.
Garnet Room
The Garnet Room is a larger room glowing in a soft blushed fawn. Skylights (with blinds that can be drawn to block all light) flanking the bed offer a glimpse of the downtown heights and provide private windows of sunshine for this lovely larger room. Beckoning near the window seat is a comfortable arm chair. Located on the third (top) floor with private bathroom and tub / shower.
Opal Room
The Opal Room is a larger room enlivened by rich accent colors against celery walls. A twin daybed in the corner is a tranquil spot by the east windows to read, or watch squirrels in the trees outside. Located on the second floor with a private bathroom and shower.
Topaz Room
The Topaz Room is a larger room bathed in a warm nutmeg hue, with a twin daybed just right for relaxing. From the window seat beneath the southern window one can see the top of some of the buildings in downtown Seattle. The western skylight (with blind that can be drawn to block all light) above provides a bouquet of afternoon sun over the bed. Located on the third (top) floor with a private bathroom and shower.
Ruby Room
The Ruby room sparkles in red and gold, a large room overlooking a row of lovely backyard birch trees, filtering the gentle west afternoon sun. Located on the second floor and shares a hallway bathroom with one other room (the Emerald Room).
Emerald Room
The Emerald room is shaded by a large magnolia. Warm oak furnishings are mellowed by soft greens. A Victorian fainting couch sits across from the window. Located on the second floor, faces south, and shares a hallway bathroom with one other room (the Ruby Room).
Policies
Check-in is by appointment (+/- 30 minutes) 10AM - 10PM. We'll schedule a check-in time with you when you make your reservation. Your room will be ready by 2 PM, but please arrive as early as 10 AM to drop bags, get keys, and make yourself at home!
Check out is 11AM so we can prepare the room for incoming guests. You are welcome to store your luggage and leave your car at the Inn after check-out while you enjoy the day in the city.
The guestrooms are on the 2nd and 3rd floors, and the Inn does not have an elevator. Please pack so you can carry your bags up the stairs because not all of our staff can lift heavy bags.
Sometimes we require a minimum stay because of existing bookings and for staffing reasons. Please call or email us with your travel plans and we'll be delighted to provide room/rate options!
We charge the first night to a credit card as a deposit; two nights charge for visits of five or more nights or multiple rooms. The balance is due upon arrival.
Cancellations: Cancelling, changing, or shortening a stay is difficult for us and will result in a $50 charge. Cancelling, changing, or shortening a stay within a week of scheduled arrival will result in the forfeiture of the deposit. That said, please book with us once your plans are firm!
The tax rate on a stay at the 11th Avenue Inn is 9.5%. This is less than the 16.2% one pays on a hotel room in Seattle.
Children 12 and above are welcome to enjoy the inn.
We are a non-smoking establishment.
We have no pets and can not accommodate pets.
