With pale green walls and botanical themed decor this room faces the ivy covered hillside behind the house, and has doors opening onto a spacious porch, inviting one to sit on a peaceful summer afternoon, read a good book, or just enjoy the views to the mountains and into the gardens below.

This quiet and soothing room, has a large king bed, and comfy sitting chair. The large private bath, just outside the door of the room, has the perfect tub for a good soak or a quick shower.

Sitting on the northwest corner of the house, this sweet room has the cozy warmth of the Pacific Northwest, a queen oak bed with antique oak side tables, private bath with tub and shower, and a private covered porch overlooking the wooded hillside. The perfect place for an evening glass of wine while enjoying the "territorial view." In Seattle that means the trees and rooftops, So quiet you can forget you are in the city.

An antique desk, and oak chairs makes this serene room the perfect quiet place to plug into the wireless and get some work done or just finish up your travel plans.

Facing east with a view to the Cascade Mountains you will awake to the morning sun from the depths of your comfy king bed and down comforter. Decorated with the crisp, blues, yellows and whites of provence this room brings out the sunshine even on a Seattle winter day. White wicker chairs provide a sitting area in the spacious room. The perfect place for quiet conversation while sipping tea or eating a homemade cookie! The desk is great for working and the window overlooks the trees next door. The blues and whites continue to the tiled shower and cozy terry robes in the private bath.

This room just says wow! Deep reds and browns set off the golden hue of the antique oak furniture, even the sink is a handmade pottery sink set in an oak washstand. The red wall with the brass bed set upon it, just invites one to settle in for a good night's sleep. Waking up refreshed the porch is the best place to see the sunrise with your morning coffee, the snowcapped Cascade Mountains might show up and the gardens below are always lush and green. This room is comfort, elegance, warmth, and just wow!

This room says romance like no other. Original eyebrow windows frame the queen iron bed, the perfect place to cuddle up with a companion while enjoying the warmth of the bedside gas fireplace. The comfy loveseat invites you to settle in with a good book while your partner gazes out at the view from the dormer window seat. The decor of soft blues and greys adds light to this third floor hideaway, a rustic romantic look. Not looking for romance, the charm of this room will win you over anyway, the loveseat pulls out to a twin bed, enabling this room to accommodate a need for 2 beds, or a family of 3 traveling together. Any one of you can enjoy a nice long soak in the clawfoot tub, soaking your cares away.

The calm of this space enfolds you in all seasons. Read a book in the dormer window nook, get your day's work done at the library table desk, looking up from the computer to the trees and rooftops below, and then soothe both the mind and body with a wonderful night's sleep in the sleigh bed. You are in your own private world at the top of the stairs. This room is spacious enough for 3. The loveseat pulls out to a twin feather bed, enabling this room to accommodate an additional person or a need for 2 beds.

Named after the park at the end of our street, this cozy lower level suite has its own white picket fence guiding you through lush greenery to its entrance. Outside the front door there is a nice secluded small porch. Step inside, and the warmth of this room will envelope you, with the hardwood oak floors, dark wood furniture and the red sofa, the perfect place for an afternoon nap. The warmth continues with the soothing green bedroom and queen iron bed, promising a wonderful night's sleep.

This suite is the perfect place to call home with a kitchen all your own. Store your favorite snacks and beverages, buy fresh fish and veggies at the Pike Place Market, and come home to make your own feast. Add a bottle of Washington wine and you are all set for a wonderful evening at home.

Named after the nearby Greenlake Park this upper level suite has a sunny porch with a view of the gardens and property just outside the front door, the perfect place for an afternoon sit to just rest and enjoy the urban oasis of our gardens. Just like Greenlake Park itself this suite is bright and light, with big picture windows letting the sun into the cozy living room, complete with sleeper sofa, mahogany furniture, pictures of Greenlake in the old days and even a set of rowing oars on the wall. Daydream about your next day's adventures at the park, or just wait for sweet dreams later on in the comfy queen iron bed.

Named after the nearby University of Washington, this suite, the largest of the 1 bedroom suites, has everything you need for the perfect stay. Traveling with the family or on business everything you need is here. Large eating table/desk by the picture window, seating area outdoor by the fountain, comfy queen iron bed in a cool blue bedroom, private bath and a warm and home like living room. Settle in after a hard day of sightseeing or work on campus, make your favorite libation, pop some popcorn and settle in for movie night with a selection from our DVD library. This suite is perfect for a short summer vacation or a long-term stay.

Cascade Suite

The best mountain view on the property. This suite is the biggest one of all and has 2 bedrooms, each with an iron queen bed, promising a good night's sleep. Perfect for couples traveling together, families, or for a party of 2 wanting separate bedrooms, this restful 2 bedroom suite will meet all those needs. 

The large private bath has a tub and shower and is centrally located between the 2 bedrooms. Territorial views abound, from a bedroom to the large kitchen you can look down on the trees while preparing dinner or a snack. Making up the sofa bed, or adding a crib or extra twin can make this a very family friendly accommodation.

    • All rates include our fabulous 3-course gourmet breakfast and complimentary tea, homemade cookies, coffee, and fresh fruit that are always out in the living room for guests
    • Rates will vary depending on season, length of stay, and number of guests
    • All rates are subject to 9.5% sales tax (fortunately, we do not have to charge the additional room tax required by hotels)

    Extended Stay/Long Term Stays:

    • Suites are available for extended stays October-May
    • At that time we do offer weekly and monthly rates, some of which are self-catering rates without breakfast and with limited housekeeping

    • We require a 1 night deposit to confirm your reservation
    • We accept Visa, MasterCard, and American Express for deposits
    • Your balance may be paid with credit card, check, or cash
    • A valid credit card number is required for the deposit
    • Certain minimum stay requirements are usually in effect for most weekends, holidays, and all days May through September
    • Shorter reservations are sometimes available
    • Please do inquire if you would like a shorter stay, even just one night, and we will happily check our reservations for you --  It never hurts to ask


    • We require at least 7 days notice for cancellation or shortening of your stay
    • Cancellations received less than 7 days prior to your arrival date will result in a charge for each night the room remains vacant
    • All cancellations are subject to a $20 handling fee
    • Business travelers have a 48 hour cancellation policy, Sun -Thurs from October - April only)

    • Please contact us in advance or let us know when you reserve if your schedule requires an early or late check in
    • With advance notice we can nearly always accommodate your schedule

    • We can store bags for you in the event of an afternoon departure


    • We are a non-smoking Inn
    • For the consideration and safety of all our guests we do not permit smoking, the use of candles or any open-flame product in the Inn
    • Smoking is permitted only in our outdoor garden area


    • As the Inn is on a hillside, giving us a secluded wooded location with great gardens and views, and guest rooms are on the 2nd and 3rd floor, all guests must be able to climb stairs
    • We are available and happy to assist you with your luggage
  • Kid Friendly

    Children of all ages are accepted in our University Suites. Please let us know the ages of your children at the time of reservation so we can assist you in choosing the best room for your family vacation. A crib and twin aero bed are available for babies and toddlers in our suites.

    Children must be 8 years or older to stay in the main house.

  • Pets Welcome

    We are happy to offer pet friendly lodging in our University Suites. Room availability is limited, there are some special pet policies, and an additional charge. We ask that all pet owners call us directly to discuss arrangements for having their pet at the Inn. We are unable to accept pets in our main house.

    Pet Policies:

    • Very well behaved pets are welcome with responsible parents/owners
    • We do accept no more than 2 dogs per suite and there is a $20 charge per pet per night
    • Included in your rate is our "Pampered Pooch Basket", with towels for muddy feet (it rains a lot in Seattle) plastic bags for poop scooping, a soft dog blanket for those who wish to be on the couch or bed with their owners, and...a special treat!
    • Dogs must be on leashes at all times when out of the car or the suite, essentially at any time when they are on the property
    • We do ask that you not leave your dog loose and/or unattended in the suite while you are out for the day. Pets may be left unattended only if crated
    • We expect that dogs will not disturb other guests by barking or whining
    • Poop scooping is required
    • Owners are responsible in FULL for any damages
    • We will supply bowls for food and water, we ask you to bring your pets favorite bedding
    • Pets must be clean and flea and tick controlled
    • Wet feet and coats must be wiped before entry into the suite
    • There is a great park at the end of our street for dog walking
    • If your dog is not well behaved or disturbs other guests by barking, the inn does have the right to ask the owners to kennel their dog or leave. No refunds will be offered
