    ABOUT Chestnut Hill Bed & Breakfast


    The Inn at Chestnut Hill was built in 1860 by a local tanner named Alexander Daley, who was one of the founding members of the Town Council here in Orange, Virginia. The name Chestnut Hill came from the abundant Chestnut trees located on the property. Unfortunately, those trees were destroyed during the blight of 1910.


    In 2003, the home was sold by way of absolute auction to Troy & Kathleen Ayers. One of the terms of the sale was that the new owners must move the house to an adjoining piece of property to make way for an access road to ease traffic congestion for the new Prospect Heights Middle School. With renovations finally complete, we are honored to announce that Chestnut Hill has been placed on Virginia's Register of Historic Places.

    Upon your arrival at Chestnut Hill Bed & Breakfast, you'll immediately embrace the southern charm and welcoming greetings from the Innkeepers, Troy & Kathleen Ayers. Each morning begins at 7:00 with fresh-roasted coffee as well as a wide selection of herbal and caffeinated teas. Prepare to treat yourself to a gourmet meal beginning with a fresh fruit entrée and our Homemade Gourmet Granola, and then follow it up with our hot entrée of the day.

    Chestnut Hill has six guestrooms that can accommodate up to 14 guests. Extra special touches may include fresh-cut flowers, bottled flat or sparkling water, and homemade tea-time treats & confections.

    Civil War

    Orange County is rich in Civil War history. Visit the Civil War Museum at the Exchange Hotel located in historic Gordonsville. This elegant hotel was converted to a Receiving Hospital and treated over 70,000 men. Drive through Maplewood Cemetery, the resting place of 700 Confederate soldiers. Walk on the Wilderness Civil War Battlefield or visit Ellwood Manor which was visited by Marquis de Lafayette, and was serviced as a Confederate Hospital and later as the Headquarters of three Union generals. It is the burial site of the arm of General Stonewall Jackson.

    Our wedding was one that was planned to be very small and intimate. Never in our wildest dreams did we realize with the help of Kathleen and Troy that it would be so elegant. Our day could not have been more perfect! Kathleen and Troy were more than InnKeepers they are truly wedding coordinators. Our cake was "the best cake I have ever tasted" that was my husbands quote. The breakfasts were out of this world prepared by Kathleen herself and her staff. The cookies! fresh baked daily and warm... so good we just had to take some home :) We will never,ever forget our PERFECT wedding. I don't think my husband and I have ever felt so relaxed and comfortable as we did during our stay at Chestnut Hill Bed & Breakfast. I would also like to add the ENTIRE staff at Chestnut Hill are wonderful we did not meet one person who works there who didn't go above and beyond to make sure we always had everything we could want or need.

    This place was great...got very lucky and was able to make a one night stay at last minute. Troy and Kathleen were awesome hosts. The room we stayed in was gorgeous, tons of tv channels (not that you'll need it), great soaps and shampoos, all the amenities of a hotel. The bathroom was super clean, the linens were fresh and very clean. We felt bad with how generous they were with their wine, but that didn't stop us from drinking a bottle and helping ourselves to the fridge with water and soda. The grounds were beautiful with a small waterfall and koi pond and terrific covered patio. Kathleen gave me a ton of great restaurant tips, though i didn't pay quite enough attention. Ended up at a place called the Silk Mill. Was mediocre at best, but cool history within the building itself. Advice: pay attention to kathleen's recommendations on local restaurants! Breakfast was amazing! French toast, bacon, asparagus, coffee and fresh squeezed orange juice! Troy is an encyclopedia of antique shops in the area, make sure to get his tips! Definitely look forward to coming back.

    Chestnut Hill, our bed and breakfast in Central Virginia, is located in picturesque Orange County, approximately 1/2 hour from Charlottesville, VA and just a few miles from the Blue Ridge Mountains.

    Our convenient location in the heart of Virginia enables you to explore the surrounding area with its beautiful vineyards, historical sites, unique shopping opportunities, fantastic restaurants, and wonderful variety of outdoor activities and special events - all within a few hours' drive of Washington D.C., Raleigh, Richmond, Philadelphia, and Pittsburgh, making our B&B the perfect destination for a relaxing weekend getaway.



    From the North: (DC, Baltimore, Northern Virginia)

    • Travel South on I-95 into Virginia to VA-3 west via exit number 130B towards Culpeper.
    • Proceed approximately 13 miles and turn left on onto VA-20/CONSTITUTION HWY.
    • Continue to follow VA-20/CONSTITUTION HWY 22 miles to the second traffic light. This traffic light is the intersection of US-15/CAROLINE ST/VA-20. From this intersection you can see Chestnut Hill Bed and Breakfast Inn.
    • At this intersection, turn left onto US-15/CAROLINE ST/VA-20 and then make an IMMEDIATE first right into our driveway.
    • Alternate From the North: (Hagerstown MD, Frederick MD, Leesburg VA, Dulles Airport)
    • From Frederick MD, travel on US-15 S toward WINCHESTER for approximately 24 miles.
    • Turn RIGHT onto LEE HWY/US-29 S/US-15 S. Continue to follow US-29 S/US-15 S for approximately 34 miles.
    • Take the US-15 ramp toward CULPEPER/ORANGE. Turn LEFT onto US-15 S/US-15 BR S/ORANGE RD. Continue to follow US-15 S for approximately 17 miles.
    • Turn LEFT onto US-15/CAROLINE ST/VA-20 and proceed to the next traffic light. From this light, you can see Chestnut Hill Bed and Breakfast off to the right. Continue straight through this traffic light to the immediate first right into our driveway.


    From the Southwest: (Knoxville TN, Roanoke VA)

    • From Knoxville take I-81 N into Virginia.
    • Merge onto I-64 E via EXIT 221 toward RICHMOND and travel approximately 37 miles.
    • Take the US-250 exit, EXIT 124, toward SHADWELL/CHARLOTTESVILLE and turn RIGHT onto RICHMOND RD/US-250 E. Travel approximately 2 miles.
    • Stay STRAIGHT to go onto LOUISA RD/VA-22 and continue to travel approximately 5.5 miles.
    • Stay STRAIGHT to go onto GORDONSVILLE RD/VA-231. Continue to follow VA-231 N for approximately 9.6 miles.
    • Enter next roundabout and take 2nd exit onto US-15 N and travel 8.4 miles to first traffic light.
    • DO NOT proceed through traffic light intersection. The entrance to Chestnut Hill B&B is on the left JUST before this traffic light intersection.


    From the Southeast: (Richmond VA, VA Beach, Norfolk)

    • From Virginia Beach and the Norfolk areas, take I-64 W.
    • Merge onto I-295 N via EXIT 200 toward WASHINGTON and proceed approximately 24.4 miles.
    • Merge onto I-64 W via EXIT 53A toward CHARLOTTESVILLE and proceed approximately 40.8 miles.
    • Take the US-15 exit, EXIT 136, toward GORDONSVILLE/PALMYRA. Turn RIGHT onto US-15 N/JAMES MADISON HWY. Continue to follow US-15 N. Pass through 1 roundabout making sure to stay on US-15 N.
    • After roundabout, continue travel 8.4 miles to first traffic light.
    • DO NOT proceed through traffic light intersection. The entrance to Chestnut Hill B&B is on the left JUST before this traffic light intersection.
