- If you or anyone with you smokes in a non-smoking home your credit card will be charged $200.
- Once booked, if you have to cancel you will be charged $50.
- If you cancel within 14 days of arrival the full amount of the booking is non-refundable, unless we can get it rebooked.
- For holidays, if you have to cancel within 21 days, the full amount is non-refundable, unless we can get it rebooked.
- Cancellations within 24 hours of your arrival date are 100% non-refundable.

2-Night Minimum/3-Night Minimum on Holidays Pamper yourself in one of six charming rooms. There are two rooms in the main house and three rooms in the cottage with one large upstairs suite. Enjoy a full breakfast each morning served on the deck with beautiful hill country views (weather permitting). Each room comes complete with its own private TV. $15/night/extra guest. Add $25 for one night stays!
