Welcome to Lillian Farms Bed & Breakfast, located in historic Washington, Texas
and not far from the welcoming town of Brenham. Lillian Farms combines the grace & charm of a Victorian-style mansion with all modern conveniences. Ideally situated on the top of a rolling hill, the home overlooks 230 acres of picturesque Bluebonnet Country, between Houston and Austin.

Lillian Farms has five Guest Rooms, each with their own private bath. There are king, queen and twin suites available. You can restfully sleep surrounded by the old west in our Longhorn suite or under a blanket of clouds in our Angel's Nest. Our Bed of Bluebonnets suite offers a charming floral atmosphere to brighten your day. 

Along with the five traditional Bed & Breakfast guest rooms in the main house,
you can also choose to stay in either suites in the separate "Hideaway Stays"
or our secluded cottage in the midst of our "Enchanted Forest".
We've got lots of choices for your vacations needs.

You'll first be taken back by the majestic Victorian style and our attention to detail. The walnut floors are inlaid with mesquite tile details and room outlines. As you enter the house you're greeted by an expansive entry hall that's open to the second floor above, and also runs from the front to the back of the house.

As most Victorian-style homes, we've got plenty of covered porches for doing just about anything you wish.

Texas is known as the Lone Star State. We have our own star out of Austin stone surrounded by knock-out roses and in the center is a life-sized bronze horse named Prince, who once lived here.

At Lillian Farms, you'll enjoy more than just a good night's rest. You'll enjoy a scrumptious breakfast served in our large dining room, breakfast nook or if weather permits, out on our large, covered porch overlooking our picturesque country fields.

When we say country breakfast, we mean old-fashioned country breakfast, and lot's of it. Egg dishes with plenty of the finest quality meats, such as ham, bacon, or sausage by Chappell Hill Sausage Company, fresh from the country. And strawberry & banana-stuffed French toast.

Along with the freshest of fruits, you'll savor our homemade scones, muffins, and breads that are baked fresh each morning. Gourmet coffee by Independence Coffee Company especially made for Lillian Farms, or specialty teas if preferred, are served to top it all off.

And of course, all of this is served on the finest of china, crystal stem ware and sterling silver flatware that will take you back in time to the luxury of the Victorian Era.

• Room Rates range from $139-$225 per night in High Season (March 1st - October 31st)

• Room Rates range from $125-$195 per night in Low Season (November 1st - February 29th)
• Rates are for double occupancy.
• Weekend visits are two-night stays in the Rose Cottage.
• Single-night stays are only available in Rooms within the main house and the Carriage house.

• We accept all credit cards, Cash and Personal Checks.

• One night's deposit is required to secure your reservation.
  Deposit is refundable if reservations are cancelled 20 Days prior to reserved date during off-season
  and 30 days prior to reserved date during high-season.

• Spa Treatments are refundable if canceled within 7 days of the date that services are scheduled.

• We ask that you take full responsibility for full payment if you do not cancel within the cancellation period.

• There will be a $25 transaction fee for any cancellation.

Cancellation Policy for Round Top Antique week is as follows:
• Guest credit card will be charged in full at the time of reservation.
  If you should have to cancel, full refund less $25 processing fee IF we can re-book your room.

• We are a smoke-free establishment. There will be a $250 charge for smoking in one of our guest rooms.

• Well-behaved children and certain pets are welcome, but please do confirm availability in advance.
  (A cleaning fee of $100 will be charged for each pet)

• Normal Check-In, to meet with innkeepers, is from 4 to 6 pm.
  Self Check-In during other arrival times,
  please call the innkeepers in advance for entrance instructions at the main gate.

• Check Out is 12 Noon.

• We reserve the right to refuse service to anyone!
