  • The Carriage House

    Amanda's RoomOur most unique guest accommodation is located just behind the main house.  The Carriage House offers you complete privacy in your own cottage apartment.  Walk up the stairs past the plant filled balcony to enter your own private retreat.  White bead board walls and antiques are the ultimate shabby chic experience.

    Store your favorite snacks and beverages in the kitchen that’s complete with refrigerator and microwave.  Relax in the antique club chairs while listening to music or reading books from the well stocked bookshelves.

    The white queen sleigh bed and Ralph Lauren linens are the focal point of the bedroom.  Maybe you would like to sit in the antique blue and white chenille covered rocker to watch TV or enjoy a DVD.  The private bath has a tub with shower.   There is a two night minimum stay requirement for The Carriage House. $120 - $140

  • Matt's Attic

    Amanda's RoomA tranquil stay awaits you in Matt's Attic on the third floor. You have the entire floor to yourself. It's a luxurious suite with large bedroom, separate sitting room and private bath.  Sleep in twin size beds decorated in Ralph Lauren cottage-style fabrics and linens. Curl up with a favorite book in the vintage reading chair or take in a great view of Waco from the window seat.  Rock in the antique rocker in the separate sitting room or watch TV from the brass trundle bed. The sage green bath has a tub and shower. This suite easily accommodates up to four people. $110 - $130

  • Jennifer's Room

    Jennifer's RoomThis luxurious first floor guest room begins with thick rose carpet. The four poster queen size bed is covered with a plaid rose and sage green down filled comforter. Antique floral plates and paintings are hung on the golden yellow walls.  The room also includes a large desk. The private bath features sage green floral wallpaper and an extra large marble shower and marble vanity. $100 - $120.

  • Hillary's Room

    Hillary's RoomA cheery room upstairs at the front of the house decorated in shades of yellow, red and teal. Sunlight filters in through the original windows and spotlights the white and brass queen size bed. An antique dresser and bench give you plenty of room to store your belongings. Original artwork and antique plates add to the coziness of the room. The large private bath with pedestal sink and large jetted tub with shower ensure your comfort. $100 - $120

  • Eren's Suite

    Eren's SuiteThis luxurious suite is decorated in blue, yellow and rose. The King size oak paneled bed covered in designer fabric is the focus of the room. The same fabric is also used in the elegant window treatments.  The room also has a small corner non-working fireplace and large desk.

    The adjoining sitting room has a comfortable couch to sit on while watching the large flat screen television. The couch also makes into a bed for additional sleeping space.  The private bath has an extra large marble shower and separate marble jetted tub. $130 - $150

  • Emily's Room

    Emily's RoomYellow and blue Schumacher wallpaper is a cheerful background for the white king size cannonball bed. Sleep under a blue and yellow floral down filled comforter and plaid bed linens. The room has plenty of storage with an antique dresser and bench.

    The luxurious private bathroom has a large pedestal sink and marble jetted tub and shower. This room is located upstairs at the front of the house. $110 - $130

    The most romantic room in Waco begins with a dark mahogany queen mansion bed set against gray walls and white billowy curtains. The satin down comforter covers luxurious bed linens and an extra tall pillow top mattress. Sit comfortable at the antique dressing table or writing desk. The romance continues in the elegant private bath with a chandelier over the marble corner jetted tub for two or the glass walled large marble shower. $120 - $140

  • Policies

    • Reservations can be guaranteed by credit card – Visa, Master Card, Discover, American Express. On the date of your arrival, the total amount will be due. The credit card on file will be charged unless you have made other arrangements.
    • Room rates are for two people in a room – an additional $20 will be charged for each additional guest in a room.
    • Check-in time: 4:00 p.m. – 8:00 p.m. (early or late check-ins acceptable with prior arrangements)
    • Check-out time:11:00a.m.
    • Cancellation policy: Due to the small size of our inn, we are greatly affected by untimely cancellations. Cancellation of your reservation must be made at least 7 days prior to your scheduled arrival. Failure to cancel in a timely manner or not arrive (no show) will result in charges for the full amount if we are unable to rent your room.
    • No pets allowed in the main house – but arrangements can be made for a small pet if you are staying in The Carriage House. There will be an additional charge of $20 per pet added to the room charge.
    • No smoking is allowed. There is a $250 smoking penalty if smoking occurs inside the house.
    • We welcome children over the age of 10.

    • Room rates do not include city and local taxes of 13%.
    • Payment for renting the entire house will be required 30 days prior to your arrival.
    • We offer a 20% military discount
