At the Rose Hill Manor, experience Texas Hill Country luxury lodging at its best. If you are interested in a generous amount of space, consider our Downstairs Carriage House Suite. This is the largest and most luxurious of our suites and features a king-size bed, a huge private bath with Jacuzzi, and tub and shower. This suite also features a large living room with a fireplace with candles, a wet bar, refrigerator, and day bed. This suite is not the only thing that is Texas-sized at our Fredericksburg bed and breakfast. This is what a reviewer for the San Antonio Express News experienced as they approached the inn: "After twisting and turning for a mile or more, you come to a clearing where stands a sign announcing the inn. But you're unlikely to notice the manor itself until you've turned up the long driveway. Once you do, you'll be hard-pressed to keep your eyes on the road. Everything about the place is vast, in an unbelievable, Texas-sized way, from the sweep of the fields that stretch before the two-story building to the size of the veranda that practically invites you to pull up a chair and relax." $155 - $249

Jasmine Cottage

Come to Rose Hill Manor and enjoy magnificent Texas accommodations. The Jasmine Cottage Suite is a perfect vacation rental if you are interested in a luxurious bed and breakfast experience with a little added privacy. This is the most popular suite at our Texas country inn. It is decorated in roses and greens and has a king size sleigh bed, a huge private bath with tub and shower, and an enclosed, heated and air-conditioned sun porch with a French door onto the upstairs veranda. There are only two accommodations that have access to that 12 ft. wide, 65 ft. long veranda. This suite has a fabulous view to the north and west. This is a perfect vacation destination with a beautiful countryside where, if you look closely enough, you might see some local wildlife meandering through our property. Our innkeepers have taken every opportunity to present you with the finest experience while at Rose Hill Manor. Be sure to enjoy at least one night's dinner at our restaurant.  Sunset Suite

Lavender Suite

For a tranquil and relaxing Texas B&B getaway, consider staying in our Lavender Suite. This is a traditional, large, and relaxing suite, decorated in reproduction and antique furniture and a four-poster queen-size bed and a daybed, with lavender, green, and tan colors. This room has a private bathroom with tub and shower. There are views of the sunrise and hills from the private, enclosed sun porch. This suite also has a wet bar, refrigerator, and microwave. While you are visiting Fredericksburg, Texas, be sure to take a day to travel through wine country. See the bounty of the area and enjoy tasting some of the local wines. You will find a wonderful selection of over 150 wines at our restaurant. Take the time to enjoy a five-course gourmet dinner with half-glass wine pairings for each course. • Two night minimum every weekend. This can be a Thursday/Friday, Friday/Saturday, or Saturday/Sunday. Sometimes we have one-night available on a weekend depending on how the reservations fall. Please call for those.
• We do require that all reservations on Friday and/or Saturday nights include dinner in our restaurant at least one night.
• This allows our guests more flexibility than an all-inclusive rate package.
• We are happy to have your children 12+ years old and over on weekend nights and children of any age Sunday thru Thursday nights.
• We're so sorry, but we don't allow smoking anywhere on the property.
• We're so sorry, we cannot accommodate pets.
• If you need a rollaway bed, we encourage those in the main building. We only have one available for the cottages. The Lavender Suite in the main building and the Downstairs Suite of the Carriage House already have a daybed.
• Maximum of three adults per suite.
• We do also require that when making reservations for three or four accommodations, your party must have dinner in our restaurant at least one out of every two nights. We are sorry, but we can't accomodate groups of more than four accomodations unless your group books the entire 12 rooms. Please call regarding those types of reservations and speak to Patti.
• The cancellation period for reservations involving one or two accommodations is 10 days. If you have to cancel 10 or more days from your reserved stay, you will be charged only a $20.00 cancellation fee. If you cancel less than 10 days from the first day of your stay, you will be charged for the entire amount of your reserved stay, unless the accommodations can be rebooked. If the accommodations are re-booked, you will be charged the $20 fee
• The cancellation policy for bookings of three or four accommodations (this applies to all groups, regardless of whether each person in the group makes a separate reservation in their own name) is that a 50% deposit will be have to be made at the time of reservation. This deposit becomes nonrefundable 60 days in advance of the first night of your stay. The remainder of the amount of the room charges and the deposit will be refunded is there are cancellations and the rooms do get re-booked, minus a $20 per room fee.
