The first guest house, Lockhart, is just a stone’s throw away from the Lodge and offers a few advantages...

    Lawrence and Webb bed and breakfast guest houses respectively are about 150 and 300 feet from the Lodge.     Buffets are set-up in Evelyn Commons, while a full service bar is available in Adele Commons. Evins Mill will furnish, set-up and break-down tables, linens, chairs and serving ware for up to 150 guests.

    The Grand Lodge provides a cozy and warm setting not only for wedding rehearsal dinners & reception meals but also for the festive traditions that often accompany them, including the cutting of the cake, toasts and roasts, the first dance and the toss of the garter!     Wedding Pricing

    Exclusive Property Rental

    $1,000 to $3,000 for 24 hours or $1,500 to $5,000 for 48 hours

    Events booked more than four months in advance require exclusive rental, which extends from noon/3:00 p.m. on the day of arrival to noon/3:00 p.m. on the day of departure and includes:

    Exclusive use of the Grand Lodge, including Millstone Landing, Adele Commons, Evelyn Commons, Stone Room, Taylor Hall and Manning & Ivy Overlooks.

    Exclusive use of the Gristmill, including Davidson Room, Knox Room & Cortland Game Hall

    • Exclusive access to the entire forty acre property, featuring waterfalls, trails, streams & multiple outdoor ceremony locations
    • Bridal suite w/ pampered extras, including a gift basket, use of waffle weave robes, a rose in a ribbon-wrapped vase and  hearty breakfast for two
    • The remaining eleven rooms at significantly reduced rates

    The price to reserve the Inn exclusively is based on the price of the food service requested at the reception, and in the case of the two-day rental, the rehearsal dinner too. The rental for a small wedding with a light menu may for example come closer to the full $3,000 to $5,000 fee. The rental for a larger wedding with a heartier menu may on the other hand be discounted to as little as $1,000 or $1,500 for the one-day and two-day rentals respectively.

    With exclusive rental, Evins Mill holds its remaining eleven rooms strictly for guests of the bride and groom. The Bed & Breakfast Plan includes one night’s accommodation with a hearty gourmet breakfast and omelet station for two. The Bridal Suite excepted, rooms and breakfast are not included in the rental price but are available at a 50% discounted rate, or $100.  A few notes on the accommodations and pricing…

    Furnishing & Facilitation

    Our furnishing & facilitation fee is $17.50 per guest, is based on a minimum of 50 guests, is capped at 150 guests and includes

    • Provision of chairs, linens, servingware and other standard wedding accoutrements for up to 150 guests
    • Set-up and break-down for indoor or outdoor ceremonies and receptions at designated locations
    • Pre-event consultation & on-site coordination with our event facilitator
    • Additional grounds and facility clean-up on days preceding wedding

    Food & Beverage

    Pricing for food & beverage service is the single most significant variable and depends on the menu selected and number of guests. Moderately priced reception or rehearsal dinner menus however start around $25. A few notes on food & beverage service at the Inn:

    • With the exception of the wedding cake, Evins Mill is the exclusive on-site provider of food & beverage service
    • Tea, coffee, lemonade and ice water come with all food orders
    • A complimentary beverage station is provided at the Grand Lodge from arrival through departure
    • Sodas, bottled waters and alcoholic beverages are available but are not included
    • Breakfast for two is included in the price of every room
    • A 20% service charge applies to all food & beverage orders

    Meal & Break Service

    While most dinners are five-courses, featuring appetizers, soup, salad, entrée and dessert, our chefs also prepare reception buffets and festive cedar porch cookouts on designated holidays and upon group request. Midday meals are typically box lunches, though as with dinner, indoor buffets lodge-entrance 2 or outdoor cookouts are also available upon group request. With a few exceptions, breakfast is served buffet style.

    While the Inn primarily serves its overnight guests, reservations for  dinner, breakfast, lunch and holiday brunches are welcome as available by advance arrangement. And while groups of ten people or more may pre-select one entrée for each meal, the Inn's chefs provide individual couples with a choice of two dinner entrees in the evening, a breakfast buffet in the morning and the option of a picnic box lunch or a seated three-course lunch.   • A History of Evins Mill

    The Early Years

    The history of the property known today as The Inn at Evins Mill actually dates back to 1824, when a Tennessee Land Grant recorded it as Lockhart's Mill. Since then, the land has seen several owners, including the horse-and-buggy Lockhart, Lawrence and Webb families, all of whom built mills on the property. Perhaps the most well known proprietor was the politically prominent Evins family.

    The Evins Era

    Edgar Evins was a state senator and successful businessman with a variety of interests, including banking, bussing and oil. He bought the property in 1937 and built the present mill two years later, apparently in conjunction with an emerging business in Lebanon called Martha White.

    At the end of World War II after only five years of activity, Edgar ceased milling operations. While the mill lay dormant for years, the present log lodge that his wife Myrtie built in that same era became a bustling summer retreat for the Evins family – an ideal location in a time before air conditioning.

    Mrs. Evins passed the property to her son, Joe L. Evins, who, as a U.S. Congressman from 1946 to 1976, used it as a political retreat. Governors of Tennessee, including Buford Ellington, Estes Kefauver, and Frank Clement visited the Congressman here, as did Evins’ friends Albert Gore, Sr. & his son Al, Jr. Before becoming a U.S. Senator and later U.S. Vice-President, Al Gore Jr. was elected to the same congressional seat Evins once held. In addition to these political gatherings, Evins also used the property as a place for personal events, like reunions and receptions.

    The  Congressman would eventually bequeath the property to his alma mater, Vanderbilt University, in Nashville, Tennessee.


    In 1986, Angel & Robin Isaacs and their children purchased the land from Vanderbilt and established it as the headquarters of their business, ICDI, which developed software technology for drilling oil wells.

    Angel later converted the property into a private hideaway for Christian music recording artists and songwriters, which she called Chapelgate. In fact, Amy Grant recorded her record-breaking "Lead Me On" music video at the base of Carmac Falls. The family spent thousands of hours renovating the buildings and is responsible for designing and engineering the bridge that currently spans Evins Mill Pond.

    To this day, Angel shares a deep affection for the property that figured so prominently in her life, authoring "The Chapelgate Adventure Series" and using the property as the setting for her books, details about which can be found at mill_sketch

    The Mill

    In 1991, Nashville businessman Bill Cochran, of Northwestern Mutual Financial Network, acquired the property to use as a private retreat for his family and business. He called it simply “The Mill.”

    The following  year, he transformed the upper floor of the Gristmill into the conference center it is today and, with the assistance of his wife Anita, significantly renovated the Main Lodge. Their contribution to the Lodge’s comfortable ambiance is apparent in a number of its decorative touches.

    The Inn at Evins Mill

    In early 1994, Bill and his son William formed the Cochran Management Company, which acquired the property and developed it further, most notably with the construction of twelve bluff view rooms. In October of that same year, Evins Mill opened its doors to the public.

    In the early years, the property was used almost exclusively as a corporate retreat, and in fact was first called “Evins Mill Retreat.” In 2000, the business expanded its services and clientele to include leisure travel and special events, such as weddings, receptions and banquets. To better represent this more diverse portfolio of services, offerings and patronage, the property became known at this time and remains known today as “The Inn at Evins Mill.”

    To accommodate this more varied client base, Evins Mill embarked in 2002 on a second round of upgrades, including the addition of Cortland Game Hall and the remodeling of its guest rooms. The most ambitious project of all was the recent addition to the Grand Lodge of Taylor Hall, Manning Overlook, Ivy Overlook and a bar in Adele Commons.

    Even as Evins Mill evolves and grows, it strives to remain true to its heritage of down-home hospitality.

    4. From the intersection of Hwy. 70 and Hwy. 56 in Smithville, continue east on Hwy. 70 for 1.4 miles and turn right onto Evins Mill Road
    5. Look for Pirtle Nursery billboard
    6. Follow Evins Mill Road another 1.4 miles, and Evins Mill is on the left (beware of sharp curve on Evins Mill Road!)
    7. Approximate driving time: 1.25 hours

    Scenic Route

    1. Follow I-40 East toward Knoxville approximately 65 miles from Nashville
    2. Take exit 273 (the Smithville-McMinnville/Hwy. 56 South exit)
    3. Turn right off ramp and follow Hwy. 56 South 13 miles into Smithville
    4. At the intersection of Hwy. 56 and Hwy. 70 in Smithville, turn left onto Hwy. 70 East
    5. Follow Hwy. 70 East 1.4 miles and turn right onto Evins Mill Road, look for Pirtle Nursery billboard
    6. Follow Evins Mill Road another 1.4 miles, and Evins Mill is on the left (beware of sharp curve on Evins Mill Road!)
    7. Approximate driving time: 1.5 hours


    1. Follow I-40 West toward Nashville
    2. Take exit 273 (the Smithville-McMinnville/Hwy. 56 South exit)
    3. Turn left off ramp and follow Hwy. 56 South 20 miles into Smithville
    4. At the intersection of Hwy. 56 and Hwy. 70 in Smithville, turn left onto Hwy. 70 East
    5. Follow Hwy. 70 East 1.4 miles and turn right onto Evins Mill Road
    6. Follow Evins Mill Road another 1.4 miles, and Evins Mill is on the left (beware of sharp curve on Evins Mill Road!)


    1. From I-24, take exit 178 (to downtown Chattanooga) onto Hwy. 27 North and follow 23 miles past Red Bank and Soddy Daisy
    2. At the fork in the highway, take Hwy. 111 North (to Dunlap) and follow 60 miles to Sparta
    3. In Sparta, take the exit for Hwy. 70 (to Sparta/Smithville), turn left off ramp and follow Hwy. 70 West approximately 19 miles toward Smithville (Please note that prior to this exit, there are also exits for Hwy. 70S West to McMinnville and Hwy. 1 East to Sparta. Do not take either of these, but continue on Hwy. 111 to Sparta)
    4. Several hundred yards after Hwy. 70 changes from two lanes to five, turn left onto Evins Mill Road
    5. Follow Evins Mill Road 1.4 miles, and Evins Mill is on the left (beware of sharp curve on Evins Mill Road!)
    6. Approximate driving time: 1.75 hours


    1. Follow Hwy. 96 east approximately 45 miles until it intersects with Hwy. 70
    2. Turn right onto Hwy. 70 east and follow 15 miles into Smithville
