The accommodations available at the 12 South Inn Suites consist of one luxurious suite. Appointed with a queen sized bed; en-suite ceramic tile bath, with a pedestal sink and a deep soaking tub. This suite is situated with southern exposure, so it has an abundant flow of natural light. Constructed with hardwood floors, solid maple hardwood doors with crystal door knobs and a Tennessee limestone mantel fireplaces with remote control gas logs. This suite has its own private porch to enjoy coffee in the mornings, or that glass of wine in the evening. Accommodations also include a large flat screen TV, free Wi-Fi wireless internet service, coffee makers, dorm sized refrigerators, stocked with breakfast and snack items.

Our nightly rate is $150 per night. With a two night minimum.

Check-out is required no later than 11:00 a.m., so that incoming guests can be accommodated at 2:00 p.m. for check-in.

Deposits: For a one to three night stay, a deposit of one night's rate per room is required at the time of the reservation. For four or more nights, 50% of the total is required at the time of the reservation.

Cancellations/Refunds: The cancellation deadline is 14 days prior to your arrival date (30 days for holidays and special events). Cancellation made prior to this period will receive a full refund less a $30 processing fee. Cancellation made within 14 days of your arrival date (30 for holidays and special events), may forfeit the entire deposit, depending on whether the room can be booked with another guest. Last-minute cancellations within 48 hours must be charged in full. Sorry, but there are no refunds for early departure or shortened stays
