    All of our guest rooms feature private baths, local and long distance telephone service, cable television, tasteful decor, and unique amenities. The price includes a delightful breakfast with hot and cold selections served in our beautiful downstairs lobby. Wireless Internet is available in the downstairs lobby and in the upstairs sitting room.

    Rose Room - 101

    A royal experience awaits you in our front downstairs room. This queen-size room is fit for a queen with soft shades, elegant wicker furnishings, and a front-window view of downtown Cowan. This room features a modern-style bathroom with a bath/shower unit, and an exclusive front door entrance that steps out onto Cumberland Street. This room is named after the Innkeeper's mother (who happens to also like roses!). $99/night

    Gipson Room - 102

    If gardening is your cup of tea, we designed the Gipson room with those things in mind. This downstairs queen size room has a back door that opens directly to our landscaped back patio. Inside it features cheerful, classical décor with two big armchairs and a modern bathroom with a bath/shower unit. This room is named after the Gipson family, related to the Innkeeper, who shared devotion for gardening and the outdoors. $99/night

    Aussie Smothers Suite - 201

    Whether you're off on your honeymoon or getting away on your anniversary, you'll so enjoy a little retreat in our beautiful suite. The rich, attractive furnishings, spacious sitting room, enormous bathroom, and other amenities will provide you with a comfortable and most enjoyable stay. Never pass up an opportunity to have the ultimate experience in overnight hospitality at the Franklin-Pearson House! This room is named after a dear friend of the Pearson family who gave several pieces of furniture for use in the restored hotel. $111/night (plus sales & hotel taxes)

    Maggie Mae Room - 202

    Turn back the clock to simpler times when you stay in this antique furnished queen-size room. The simple oak bedroom suit was a gift to the Pearson family from Maggie Mae Kuehn, one of Cowan's most colorful local citizens. The blue, gray, and tan shades create a warm, soft feel to compliment the peaceful, quiet nature of our facility. The room also features a spacious bathroom with an antique clawfoot bathtub, as well as individual climate control, telephone and cable television. $99/night (plus sales & hotel taxes)

    Dianne Lasater Room - 203

    The perfect place to stretch our and relax in Cowan happens to be in our king size room. With a king-size bed, ample floor space, a spacious bathroom with an antique original bathtub, and two big armchairs, you'll have more than enough space to enjoy your stay to the fullest. You'll also enjoy the beautiful lavender shades and the added comfort and convenience of individual climate control, telephone and cable television. This room is named after Weed Owens and Gene Eslick, two local gentlemen who resided at the "old hotel" for over 20-years. $111/night (plus sales & hotel taxes)

    Mary Agnes Room - 204

    This queen-size room will put you in a party mood! Open the original hotel door and make your grand entrance into the bright, lively colors and cheerful décor that will turn your overnight stay into a fun experience. The two big armchairs, spacious bathroom, antique original clawfoot bathtub, telephone and cable television are an added plus, not to mention individual air conditioning for summertime weather. This room is named after the Innkeeper's Great-Grandmother Agnes and his younger sister Mary. Their fun-loving spirit is reflected in this room and throughout our facility. $99/night (plus sales & hotel taxes)

    James Ira Prince Room - 206

    If you're traveling with a friend, the James Ira Prince room conveniently features two twin-size beds and two cushy arm chairs for your comfort and enjoyment. The décor of this room will remind you that you are staying at a place with a rich railroad heritage. In fact, this room is named after the Innkeeper's great-grandfather who was an engineer on Cowan's famed Pusher District. This room features a small bathroom with an antique clawfoot bathtub, and also features individual climate control, telephone, and cable television. $80/night (plus sales & hotel taxes)
