The Caldwell - 1815 Wing
Originally the Hemphill family nursery, the Caldwell surrounds you in a bright sunny yellow. Enjoy the open–front gas fireplace or television from the four poster bed or sitting area. There is a lovely desk for correspondence or last minute touches on a presentation. The Caldwell has an individual heat thermostat and central air conditioning. The newly renovated bath has a custom tile and glass rain shower.
The Greenhouse Cottage
The largest of our cottages, the Greenhouse Cottage’s most stunning feature is the wall of curved glass with french doors that open onto a private patio looking on to the newly restored barn of Grace Winery and our horse pastures. Inside, the open living area still has the original greenhouse louvered vents at the ceiling, a wood burning fireplace and a fifty inch television. The dining table is made of reclaimed barn wood and the full kitchen shines with granite counter tops and a copper farmhouse sink. The Greenhouse Cottage has individually controlled heat and air conditioning. There are two bedrooms, each with a queen size bed. The bath is done in sparkling white marble featuring a rain shower and corner two person jetted tub. Pets and children of all sizes are welcome to enjoy the Greenhouse Cottage.
The Gardener's Cottage
The entrance to the Gardener’s Cottage is from a sun porch and patio with sweeping views across the back lawns. The equestrian inspired living room’s show piece is a corner wood burning fireplace and an espresso leather couch with pull–out bed. The Gardener’s Cottage has individually controlled heat and air conditioning. The bedroom features a half sleigh bed with a vibrant comforter to keep you warm on the chilliest of nights. The bath is newly remolded with a separate shower and soaking tub. Pets and children of all sizes are welcome to enjoy the Gardener’s Cottage.
The Master Room - 1815 Wing
The original master bedroom is a favorite of many guests. There is a sleigh bed, a large wood–burning fireplace and beautiful views of the back lawn and surrounding horse pastures. The Master has an individual heat thermostat and central air conditioning. Sit and relax by the fire on the comfortable couch or easy chair. The spacious adjoining bathroom features a claw foot bathtub, rain shower and his and her sinks.
The Georgian - 1815 Wing
The Georgian, originally the upstairs study, is pure country elegance with its dark espresso farmhouse bed, open fronted gas fireplace and armoire. Tall windows look out over the front lawns and to the west, there are glorious skies filtered through our 300 year old Copper Beech tree as the sun sinks behind the vineyard. The Georgian has an individual heat thermostat and central air conditioning. The newly renovated bath has a custom tile and glass rain shower.
The Dormer - 1734 Wing
The Dormer was once used as an infirmary for the famed Underground Railroad. This spacious room has a queen–size bed, comfortable sitting area and a large bathroom with a shower. The Dormer has an individual heat thermostat and central air conditioning. It is the most unique room at Sweetwater Farm with exposed brick walls and of course, dormer windows that overlook the back lawn.
The William Penn - 1734 Wing
The William Penn is named for the original owner of the land on which Sweetwater Farm sits. This wonderfully comfortable room features an extremely plush farmhouse bed. The William Penn has an individual heat thermostat and central air conditioning. The bath has a traditional tub and shower together. The colonial atmosphere is everywhere in the rich warm colors of the William Penn.
The Brandywine Cottage
Relish the tranquility of the farm from the Adirondack chairs on the private porch framed by grapevines from our vineyard. Inside, enjoy the plasma television or gas fireplace from the overstuffed reading chair or the half sleigh bed. The Brandywine Cottage has individually controlled heat and air conditioning, as well as a microwave, and coffee maker. Luxuriate in the gleaming white marble bath with his and hers sinks, a two person jetted tub and rain shower.
The Hemphill Cottage

The Innkeeper's Cottage
Our elegantly appointed Innkeeper’s Cottage features an open living room and full kitchen. The bedroom has a beautiful sleigh bed and a spacious bath with a traditional bathtub and shower together. The Innkeeper’s has individually controlled heat and air conditioning. Don’t worry, though you are staying in the Innkeeper’s Cottage, we will take care of breakfast in the morning.
The Herb Cottage
The Herb Cottage is our coziest room with a reclaimed barn wood bed and sitting area. The bath features a shower with beautiful terra cotta tiles and the pedestal sink is framed by a dramatic fieldstone wall. The Herb has individually controlled heat and air conditioning. The large private deck offers picturesque views of the Grace Winery barn and our horse pastures. A stunning Southern Magnolia tree shades the deck for full day enjoyment. A small child or pets are welcome to enjoy the Herb Cottage.
The Hide Away Cottage
The Hide Away is the original carriage house and is a very private two–story cottage. The first floor features a unique curved brick, wood burning fireplace and a distressed leather couch with pull–out. A full kitchen is tucked behind the living room. The Hide Away Cottage has individually controlled heat and air conditioning. The second floor has a cozy sitting area at the top of the stairs that adjoins the bedroom and bathroom. The bedroom offers a half sleigh bed and a wood rocker nestled under the eaves. The white tile bath features a shower. Pets and children of all sizes are welcome to enjoy the Hide Away Cottage.
The Window Box Cottage
The Window Box cottage’s open living room and full kitchen highlight the exposed rough hewn beams and custom entertainment armoire. The Window Box Cottage has individually controlled heat and air conditioning. The bedroom features a half sleigh bed and a low rock wall on two sides. The rock wall continues into the bath and to complete the rustic country cottage the shower has a delightful rain fixture. Pets and children of all sizes are welcome to enjoy the Window Box Cottage.
The Lafayette - 1815 Wing
The Lafayette’s deep wood tones give it a special ambiance. The Lafayette is highlighted by a four–poster, canopy bed and a wing chair next to the open fronted gas fireplace where guests often relax with our special collection of short stories. There is an antique writing desk for correspondence. The Lafayette has an individual heat thermostat and central air conditioning. The white tile bath features a shower. The views are of the horse pastures and sunsets over our vineyard and a 300 year–old, copper–beech tree.
The Garden - 1734 Wing
The Provençal inspired Garden room is sunny and bright, overlooking the back lawns and pastures. It features a pewter queen bed and two wing chairs for your relaxing pleasure. The Garden has an individual heat thermostat and central air conditioning. The bath is open and airy with a traditional tub and shower together.
With so many wonderful outdoor activities, everyone has great fun at Sweetwater Farm, even the littlest guests. We welcome children into five of our cottages for $35 per child per night.
Rosie and Brogan, our resident dogs, will gladly show your pet all the secrets of our 50 acre estate. We welcome pets into five of our cottages for $35 per pet per night.
Located in the 1734 or 1815 wings of our beautiful Georgian manor house or in the surrounding cottages, Sweetwater Farm offers fourteen distinct guest accommodations. Each room is tastefully appointed, featuring queen size beds and private, en suite baths. The Manor House offers central air–conditioning as well as individual heat thermostats for your comfort. The cottages each offer individually controlled heat and air conditioning. Our guests enjoy amenities including televisions, DVD players, alarm clocks with iPod docking, wireless internet access, irons, ironing boards, hair dryers and cozy 600 thread count linens. We also feature an environmentally friendly line of toiletries from Gilchrist and Soames. With so much open space over our 50 acres, we welcome families with children or pets in five of our most comfortable cottages. And we know our pond is too hard for Fido to resist, pets are welcomed with a basket including a quilted sleeping pad, water bowl and towels to dry off with.
Sweetwater Farm strives to give each and every guest an incomparable stay and our policies are one of the ways we create an exceptional experience. Therefore we adhere to a strict reservation and cancellation policy.
There is a two (2) night minimum required on holidays and weekends between May 1 and October 31. We welcome one (1) night stays other days.
Reservations of one (1) night are confirmed with the full payment of room rate and associated taxes.
Reservations of two (2) or more nights are confirmed with a payment of 50% of the total room rate and associated taxes.
Holiday reservations (two night minimum) are confirmed with a payment of 50% of the total room rate and associated taxes. Deposits for holiday stays are non–refundable.
Cancellations made fourteen (14) days prior to arrival will result in a refund of your deposit less a $25 administrative fee. This does not include holiday stays.
Cancellation made with in fourteen (14) days will result in forfeiture of the full deposit.
Cancellation, at any time,of holiday reservations will result in forfeiture of the full deposit.
Cancellation on day of arrival or later will result in forfeiture of your entire stay amount.
Due to our quaint size and tendency for advanced bookings, cancellations affect us significantly. If you are unable to stay with us, we would certainly welcome any friends or family to whom you would like to gift your stay at Sweetwater Farm.
We are pleased to welcome our guests’ pets to 5 of our cottages at Sweetwater Farm. The fee is $35 per pet for a one night stay or $50 per pet for a multiple night stay. The following guidelines apply: Pet owners agree to keep their pet “under control” while the pet is in any public place on the grounds. Pet owners agree to not leave their pet unattended for extended periods of time. Pet owners agree to keep their pet off of all furniture. Pet towels are available from the staff for drying of pets. Do not use bath towels. Pet owners should remove their pet from the cottage during housekeeping service or opt not to receive housekeeping services. (Specific time to be scheduled @ check in). If a pet becomes aggressive to any staff, guest or other animal at Sweetwater Farm, the pet owner must promptly remove the pet from the property, unless other arrangements are made with management. Pet owners accept full responsibility for any and all liability, claims, losses, costs and expenses (including reasonable attorney’s fees) for personal injury or property damage caused by pet, and agrees to make reimbursement for such damages on demand. Pet owners agree to indemnify, hold harmless, and defend Sweetwater Farm, its owners and employees from any and all liability, claims, losses, costs and expenses (including reasonable attorney’s fees) arising out of or relating to any claim for personal injury or property damage caused by pet.
Sweetwater Farm and Grace Winery are non–smoking facilities. This includes all its buildings and the breakfast patio. Smoking is not permitted in front of or near any open doors or windows. We conditionally permit smoking on grounds, pool area, Manor House back porch and cottage porches/patios. Guests are responsible for disposal of all cigarette waste (cigarette butts, packaging, etc) in designated outdoor containers. Sweetwater Farm and Grace Winery will provide ashtrays upon request. Guests smoking in prohibited areas will be charged $500 dollars plus any additional cost incurred by Sweetwater Farm and Grace Winery due to smoking.
