This recently built, second-story room with central heat and air has Hill House’s only king bed, recliner and 32” flat screen TV. It additionally offers a walk-in shower big enough for a family, a private entrance, love seat, mini-fridge, coffeemaker, and dual vanities. Treetops brush against the windows. The Flat Iron Suite fills the entire upper west wing of the house! Our largest suite is graced by traditional and country influences, with second story views of the Asheville, NC skyline to the south and the surrounding Blue Ridge Mountains to the west. The living room is framed by two comfortable club chairs with a shared ottoman, a love seat and romantic fireplace. Country comfortable and cozy, the bedroom is large, with winged back reading chair and delightful views of the gardens. The adjoining bathroom has a touch of the traditional, with the original claw foot tub and shower, pedestal sink and brass fixtures. If you choose, have BEDSIDE BREAKFAST in the Flat Iron Suite overlooking the gardens.

This Asheville Cottage is the "little house" that sits behind the big house. Charming and secluded, the Asheville Cottage is perfect for that brief or extended Honeymoon stay or romantic retreat. You will find a full kitchen, dinette and living room on the first floor. The S&W Building is one of the most classic Art Deco buildings in downtown Asheville. Influenced by Asheville’s art-deco heritage, the S&W Room at Hill House B&B is fresh and dramatic with beige grass cloth wall covering. You’ll rest in a four poster, black lacquer bed amongst African and animal prints and decor. The S&W Room has hardwood floors, oriental rugs and matching reading chairs. The bathroom has dramatic black and white tiles playing against cappuccino colored walls. Enjoy the JACUZZI tub & shower with a picturesque view of the gardens. SMOKING POLICY
- All guest rooms & interior public spaces at Hill House are NON-SMOKING. Smoking is permitted on the front porch, near the rear entrance & on the grounds. Receptacles are provided for cigarette ashes & butts.

RESERVATIONS/DEPOSITS
- Reservations may be made by calling 855-447-0002 or 828-232-0345 & are confirmed at booking. Reservations are guaranteed with a valid credit card (Visa, MasterCard or Discover). A detailed confirmation will be emailed within 72 hours for guest review.
- For all stays, a one-night deposit is required. Deposits made with credit cards are due at time of booking a reservation. Deposits made with personal checks are due within five days of booking. All deposits are subject to standard cancellation policies.
- Balances are due upon check-in. In addition to credit cards, payment in cash, personal check or traveler's checks are also accepted.

CANCELLATIONS
- Standard cancellation is at least 14 days in advance of arrival & is subject to a $35 processing fee. Cancellations 7 to 14 days prior to your reservation will result in forfeiture of your deposit if the inn is full and we are unable to rebook the room. If you cancel within 7 days prior to your reservation you will be charged for all nights reserved, plus applicable taxes, if the inn is full and we are unable to rebook the room. A 30-day cancellation is required for Holidays & Leaf Season. Late arrivals and early departures fall within our cancellation policy.

GUESTS OF THE INN
- Rates are based on two-person occupancy. There is a charge of $25 per person per day for additions to standard occupancy. Arrangements must be made in advance of arrival. Taxes are applied as required by law. We can accommodate children 6 and older in the Inn and children of any age in our Cottage. Please call for special details.

- Check-in is from 3:30 - 7:30 pm. Please call us in advance to arrange for entry to the inn if you will arrive after check-in hours.
- Check-out is at 11:00 am on the morning of departure.
