  • Madison Avenue Suite (Full-Floor Suite)

    The Madison Avenue Suite is a full floor suite containing approximately 1000 SF. This apartment is located on the third floor (three flights above ground floor) and consists of two rear bedrooms, one front room, full eat in Windowed kitchen and one private bathroom. Hardwood floors throughout and working fireplace.

    Bedroom #1:
    South-facing bedroom containing a QUEEN iron bed. A quiet and sunny room that is spacious and filled with many antiques including several Irish pine pieces such as a tall linen press with drawers, a cricket table, a chest of drawers, a blanket chest and two small pine nightstands. The original marble fireplace (non working) a focal point in the room. The view south is of the house's picturesque courtyard (Cottage and Terrace) and neighboring garden.

    Bedroom #2:
    South-facing bedroom. A small bedroom with a TWIN wrought iron daybed.

    Bedroom #3 + Sitting Area:
    North-facing gracious third room is larger than most NYC studio apartments! The room contains a QUEEN iron & brass bed on one end and a sitting area on the other end. The sitting area includes a sofa as well as several antique pieces including an armoire, blanket chest and coffee table. One pair of Louis XV chairs.   An antique blanket chest sits at the foot of the bed and two antique end tables flank the bed. This room overlooks the tree-lined street and the beautiful townhouses that are across from the 1871 House. The room has high ceilings and a beautiful (operational) fireplace with original marble mantel. Many over sized French reproduction prints fill the sitting and bed area. Oriental rug.

    Full size windowed eat-in kitchen contains a full size refrigerator, gas range/oven, dishwasher, coffee and cappuccino maker, toaster and microwave oven.  Full supply of utensils, dishes, pots, drinking glasses and cups. Round glass table with 4 chairs are set by the window overlooking the picturesque street.

  • Library Suite (2 Bedrooms/2 Bathrooms/Kitchen)

    The Library Suite has an unusual feature in that it provides the flexibility of being used as a large 2-bedroom 2-bath suite with private central kitchen and interior connecting hallway or as two completely separate private entrance studios each with a private ensuite bathroom. The kitchen is outfitted with a microwave oven, stove/oven, toaster oven, coffee maker, sink and full size refrigerator. Families or friends can book the two rooms together since there is an interior hallway that links the two bedrooms. Of the three suites at 1871 House, the Library Suite has the best set-up for two couples that are traveling together. If you book the rear bedroom by itself, the kitchen is private. If you are booking the front bedroom by itself, there is no kitchen facility. If you book the Library Suite (Front and Rear rooms) both bedrooms have full access to the kitchen. The two Library Suite Rooms are located on our 2nd floor (two flights up from the ground floor).

    Front RoomThe spacious bedroom at the front end of the house has beautiful honey toned parquet floors, a high 10' ceiling, three lace-clad windows and a working fireplace with its original marble mantle. The picturesque view north is of other pretty brownstones and townhouses. The beautiful (QUEEN) bed bears a motif symbolic of the plentiful harvest (Sheaf of Wheat). The bed has a rolling pin headboard. Also included in the room are a marble topped antique dresser, an English pine antique dresser, a round bedside table, a Ralph Lauren settee at the foot of the bed, antique Heriz oriental rug and a rectangular marble bistro table with iron base and two bistro chairs. Many antique prints and lamps add to the country charm of this room. A TWIN trundle bed is optional for this room. Country Living Magazine chose to photograph the Front Library Bedroom for their "Inn of the Month" feature. Rate Range: $195-$385/night plus tax.

The spacious room has beautiful honey toned parquet floors, a high 10' ceiling, a working marble fireplace with its original marble mantle and three lace-clad windows overlooking the house's Cottage and Terrace and the neighboring brownstone garden. Mosquito netting and a hand crocheted coverlet covering the QUEEN sleigh bed are the perfect romantic touches for this pretty room. Also contained in this room, are an oriental rug, a classic twin wrought iron and brass daybed, a bureau and tall armoire housing the 26inchFlat Screen TV with Ipod Dock. A round table and two chairs are positioned for gazing out the window. Rate Range: $265-$445/night plus tax.

  • Garden Room with/Terrace (half floor suite)

    Garden Room Garden Room

    This classically beautiful light, airy room, once the Drawing Room of the house is generous in size (19' x 18') (approximately 342 square feet) with high 12' ceilings. The Garden Room is located on the Parlor Level (flight of stairs from the ground floor). A wall featuring an oversized bow shaped window and French door is far too handsome to obscure with heavy curtains. Bamboo shades and "Grand-Mere" lace panels are an enchanting complement and serve to soften the perpetual sunlight. The south-facing room is also extremely quiet.

    Garden Room Day BedIn the room, a working fireplace is contained within the lovely original carved wood and marble fireplace mantel. The centerpieces of the room include a dramatic four poster Ralph Lauren bed (queen size) and a tall Normandy armoire. In lieu of a sofa, Grange's Louis-Philippe day bed (single) invites lounging (the daybed also has a hidden trundle bed that pulls out). A beautiful mahogany Philadelphia breakfast table with oval top on a center pedestal and scrolled legs circa 1860 as well as many other antiques add character and warmth and many oversize paintings, add to the sense of luxury.

    Garden Room Bathroom: A unique compact bathroom is luxuriously appointed with a marble mosaic floor. Botticino Marble lines the walls. French brass and porcelain fixtures round out the bathroom. The showerhead is located in the center of the bathroom, between the sink and toilet. A circular shower curtain, which can be pulled around you on all sides, creates ample space within which to shower (leaving the rest of the bathroom dry).

    Garden Room TerraceGarden Room Terrace: To escape the frenetic pace of city life, slip out through the French door of the Garden Room bedroom. There, tucked away on an expansive deck sits a verdant garden of Lavender, Roses and many other plants artfully displayed in jardinières and wooden planters. The private 225 SF urban oasis is just outside the elegant room & includes an elegant teak bench, three steamer lounge chairs, a large table & chairs along with a 9'' umbrella. Perched over the neighboring brownstone garden and adjacent to the house's Cottage, the terrace provides guests with their own little Urban Eden. The Terrace can be accessed by Garden Room Guests only and the Owners. Rate Range: $195-$385/night + tax.

    This romantic studio apartment is located on the parlor floor of the townhouse (single flight up from the ground floor) and overlooks elegant townhouses. A decorative 12' ceiling, hardwood floor, three over-sized lace clad windows and a functional wood-burning fireplace are just some of the pretty pre-war details that form the backdrop of this room.

    The room features a beautiful queen size wrought iron and brass bed, an 18th Century Armoire from the Provence region of France, an elegant slip-covered sofa and oriental wool rug. A lovely antique chest of drawers and a circa 1870 American Empire Card Table on a pedestal base also flank the room. Framed reproduction French Posters grace the walls. A large gilded mirror hangs above the working fireplace. The approximate size of the Parlor Studio is 327 square feet. Rate Range: $245-$425/night + Tax

  • Lexington Avenue Suite (full-floor suite)

    The Lexington Avenue Suite is a floor-through (full floor) apartment located on the fourth floor (4 flights up) and consists of two rear bedrooms, one front room, kitchen and one private bathroom. Hardwood floors throughout and working fireplace.

    Front Room:
    This north-facing room gets plenty of light coming through its three large lace-clad windows. The windows are new state-of the art triple thermo-pane windows, which are not only beautiful but which also, provide excellent insulating and sound reduction qualities. The picturesque cityscape view is of beautiful town houses and brownstones.

    The large room includes both a sleeping area (queen bed) and a sitting area consisting of table and five chairs. The luxurious Tuscan Ralph Lauren Kearney Bed is a focal point in the room. Directly across from the fireplace is a charming antique table with four antique chairs. Also included in the room are a lovely Mahogany antique chest of drawers (American Empire Period Circa 1850) and several other antiques. The fireplace is working and accepts duraflame logs (provided to guests who would like to use the fireplace).

    Large Rear bedroom:
    This south-facing room gets plenty of sunlight and faces the picturesque and quiet courtyard overlooking the Garden Room terrace and Cottage. A glimpse of many mid-town towers can also be seen just beyond the neighboring town houses.

    The large bedroom features beautiful dark hardwood parquet floors and a pretty queen-size iron and brass bed. Also included in the room are a circa 1881 black Walnut Victorian Chest of Drawers with White Marble Top and a connected mirror as well a small antique English pine cabinet. The beautiful original marble fireplace (working) in the bedroom is a focal point.

    Suite 4Small Rear bedroom:
    The south-facing second bedroom features a beautiful wrought iron and brass daybed and a tall chest of drawers. This bedroom is quite petite with dimensions of approx. 5 x 9. The south-facing lace clad window overlooks the neighboring townhouse backyards as well as our garden room terrace and cottage.

    Kitchen:
    There is a fully equipped galley kitchen (dishes and utensils provided), which includes plenty of storage and open shelving, refrigerator/freezer, microwave oven, toaster oven, gas stove/oven, dishwasher and coffee maker. Dining table and chairs located in front room.

  • Mission Studio w/Kitchenette

    Mission StudioFeatures a stone floor throughout including the main room, entry foyer, kitchen, dining area and bathroom. A beautiful oriental rug is laid in the main room. 

    Located 10 steps down from the house's ground floor lobby, this spacious studio apartment has its own private foyer. The "Cat Knocker" and a humorous "Chat Lunatique" sign affixed to the front door signals your arrival to the Mission Studio. Three overhead light fixtures located in the large entry foyer and a table lamp are in keeping with the Mission Arts & Crafts movement. The spacious studio apartment features a queen size solid cherry wood handcrafted Mission style bed. A large beveled mirror framed in pine is centered behind the headboard on the chimney wall.

    Mission StudioA comfortable traditional club style loveseat converts to a twin bed.  Irish turn-of-the-century Country Pine antiques include a "bardic" chair and a small pine nightstand. Other antiques include an early American dresser. A round travertine marble top table with wrought iron frame serves as a side table and a large glass-topped table also with a wrought iron frame serves as the main dining table. Two beautiful archways divide the Mission studio into separate area of the room.

    A collection of black and white prints of "Old New York" as well as other prints line the walls of the Mission Studio and serve as your own private art gallery. There is a separate dining area just off the kitchenette that is furnished with a dining counter and butcher- block cart.

    Kitchenette: Beautiful honed absolute granite counter, subway tile backsplash, stainless steel sink, recessed lighting. Equipped with an under-the-counter refrigerator, a microwave oven, a coffeemaker, electric kettle and a toaster oven.

    Bathroom with floor-to-ceiling stone walls with mosaic Accent; stone floor, shower with mosaic floor, pedestal sink, polished nickel faucet and lighting fixture, custom polished nickel medicine cabinet and shower surround.

    The apartments's one operable window looks out onto a brick wall so no view but allows for filtered light.   Approximate size of this unit is 400 square feet. Main living area is 20' x 18'. Rate Range: $185-$345/night plus tax.

    POLICIES - CANCELLATION - DEPOSITS - MISCELLANEOUS

    Cancellations

    Because of the uncertainty involved in filling rooms on short notice, cancellations affect us significantly and we also have non-recoverable expenses. Furthermore, unlike hotels, specific guest rooms booked are held for guests and 1871 House does not intentionally overbook its rooms. This is why we ask everyone to be certain that their plans are firm, and minds made up before booking. Please inform us immediately of a cancellation or change in plans.

     

    • Cancellation requests need to be made in writing
    • Guests changing or canceling a confirmed reservation more than 60 days prior to arrival are subject to a 15% charge (15% of total room charge).
    • Guests changing or canceling a confirmed reservation within 31-60 days prior to arrival are subject to a 25% charge (25% of total room charge).
    • Guests changing or canceling a confirmed reservation 30 days or less prior to arrival will be charged the full room rate plus tax for the full amount of the reserved stay.
    • If circumstances necessitate a reservation cancellation, please inform us as soon as possible. Rooms are held for the duration of the reservation unless we are informed otherwise.
    • No-shows, late check-ins & early check-outs are responsible for payment of the entire reservation.
    • Reservations longer than 7 days are non-cancelable and non-refundable and not dependent on the timing of the cancellation. Guest is responsible for all charges
    • Multiple room reservations are non-cancelable and non-refundable and not dependent on the timing of the cancellation
    • Rather than forfeit the service charge on a refundable deposit you may choose to apply the full amount of the deposit to a future reservation within the same year.
    • We understand that unforeseen events or circumstances may cause you to cancel or change your reservation (for example: health and family matters, weather conditions, code alerts, personal anxieties regarding currant affairs, etc.). It is for this reason we advise all guests to get travel insurance. All guests receive information about Travel Insurance after they make a reservation.
    • We are unable to issue refunds or credits toward future stays for cancelled reservations made within 30 days of the arrival date.
    • Cancellations within 30 days are subject to a full charge.
    • Partial Credits may be available for guests canceling their reservation as follows:
    • If a room is cancelled, partial credits may be issued if all the following conditions are met:
      • we are able to re-let room cancelled for the original reservation period;
      • if the canceled room is re-let for the original reservation period, we are able to achieve the same rate or a higher rate (1871 House offers “procrastinatorâ€Â rates in order to fill last minute vacancies. Therefore rooms booked on short notice are likely to be discounted. Suites may be offered at studio rates on a last minute basis).
      • we are fully occupied otherwise.
      • In order to achieve full occupancy as quickly as possible, owner has option of offering cancelled room to potential guests even if other rooms are available. If a canceled room is re-let however other vacant rooms are in fact still available, no credit would be forthcoming.
      • Credit for a cancellation will not be offered if 1871 house is not fully booked for dates canceled.
    • If your room is re-let, a minimum 25% cancellation charge will be applicable to cover additional administrative and processing costs. Refund checks are processed at the end of each month Credits will be issued at the discretion of the owner.

    Deposits

    • A deposit of 50% of stay (or minimum 1st night which-ever is greater), is required to confirm a reservation (payable by Visa, MasterCard, American Express or Discover Card.) All balances are due within 30 days of reserved arrival date.  Balances are automatically charged to the credit card on file. All reservations made within 30 days prior to the arrival date, must be paid in full at time of reservation. Deposits or payments by check must be guaranteed with a valid credit card.

    Tax

      Four separate taxes apply to hotel room rentals in New York City:
    • New York State Sales Tax,
    • New York City Sales Tax, and
    • New York City Hotel Room Occupancy Tax (usually called the "Hotel Tax").
    • New Tax of April 1, 2005
    • Combined 8.375% New York State & City
    • 5.875% Hotel Tax
    • $2/night/room hotel occupancy tax
    • $1.50/night additional tax.

    Smoking

    • Smoking Policy: Smoking is not permitted at 1871 House (including the exterior terrace).

    Check-in/Check-out

    • Rooms are available for check-in by appointment at 4:00 p.m. or later If you wish to arrive earlier, we are able to register you and provide you with keys to your room which will be ready for you a 4 p.m. Guests may store their luggage at 1871 House while they wait for their room to be prepared. As we do not have a 24-hour desk, we ask that, whenever possible, check-ins occur before 10:00 pm. All guests need to provide arrival details in order to confirm arrival time. Early arrival can be accommodated no earlier than 9 A.M. (Mon-Friday) and 10 A.M. (Saturday-Sunday) Check-out time is 10:30 a.m.

    Miscellaneous:

    • 1871 House is a non-elevatored five-story building. All rooms are accessed via a central staircase. For assistance with luggage, bellhop services can be scheduled in advance.
    • We regret we are unable to accommodate pets.
    • There is a $35 fee for use of the fireplace in your room. This fee includes use of the fireplace  in your room as well as 3 Duraflame logs.
    • All Guest rooms are provided with phones. Local and long distance calls can be made with phone cards.
    • Breakfast is not included with quoted rates.
    • Gourmet Breakfast Hampers can be ordered prior to your arrival.
    • Parties may not be hosted in 1871 House rooms.
    • Policies are subject to change.

    We are proud to be an Earth friendly hotel and take careful steps to assure global protection. By recycling trash, conserving energy and water, and using eco friendly products, we share in the responsibility of environmental safety. It is important that 1871 House does its small part to safeguard the earth and all it's inhabitants.

    We believe that each of us must be socially responsible and that together we can make a difference. We are committed to this philosophy and to you, our customer. Linens:The Project Planet program is an effort of 1871 House to protect the environment through conservation of water and energy and decreased use of detergent. As part of the Project Planet Program, we will launder your linens every three or four days depending on the length of your stay. Towels: We invite you to join us to conserve water by reusing your towels. In addition to decreasing water and energy consumption, you help us reduce the amount of detergent waste water that must be recycled within our community. Please hang towels up if you wish to participate in this program. If not, simply bring our towels down to the ground floor level and pick up a newly laundered set.

    Air Conditioning: Our a/c units can cool your room very quickly-much faster than a house with central air. Of course, how you use the air-conditioner is up to you, but you may conserve energy by turning it down or off if you are planning to leave for an extended period of time.

    Earth-Conscious Cleaning: We use environmentally friendly laundry detergents. These earth friendly products contain no phosphates or chlorine bleach. Formulas used are Biodegradable with naturally derived ingredients and are super-concentrated so there are no fillers, no unnecessary ingredients and no large bulky containers. That means less plastic for packaging which means it reduces the impact of landfills, water treatment facilities and recycling plants. Products are packaged in recyclable bottles so they can be easily recycled in areas with recycling programs.
