- Guest entrance is separate from the host's entrance.
- We cook from scratch and are able to accommodate vegetarian, vegan, gluten free, nut free, dairy free, and egg free diets.
- Well-behaved pets are permitted in the Garden Party and Southside Rooms. We have several indoor/outdoor cats you may see around the grounds.

All rooms have a private bathroom, queen size bed, A/C, TV, secure wireless internet access, and telephones.
- A MasterCard or Visa card number is required to hold a reservation.
- Cancellations/Changes must be made by 3:00 pm seven (7) days preceding your arrival day, otherwise your credit card will be charged for a two night stay. Nonrefundable prepayment of room charges is required for May 17 & 19, 2013, (SUNY Fredonia Graduation), prepayment due May 1, 2013; October 11 & 12, 2013, (SUNY Fredonia Homecoming Weekend) prepayment due September 28, 2013; and October 25 & 26, 2013, (SUNY Fredonia Family Weekend), prepayment due October 1, 2013.

Guest rooms are on the second floor and are reached by a flight of stairs. We will assist you with your luggage.

There is a onetime charge of $20/person for more than two people aged 10 or older in a room. Children 9 and under stay for free in the same room as their parent(s).

Room rates include a full breakfast for two guests and are subject to 7.5% New York State sales tax and a 5% Chautauqua County occupancy tax.
