This country inn offers lodging in a unique country setting on 70 scenic acres along the Saco River with panoramic White Mountain views with horseback riding offered year round. Our full service stables with 18 horses offers something unique to Northern New Hampshire. This inn is perfect for couples and families who love natural scenery and horses of course! Each room at the inn is uniquely decorated and is a blend of New England charm with modern amenities. All rooms have king or queen-sized beds, private bath, and free Wi-Fi. Some rooms with jacuzzi and or fireplaces as well as family suites.
It is open to the public daily and year round, and offers horseback riding (Even in winter!), sleigh rides & carriage rides for 2 or groups, wagon rides, and pony rides.

We are on 70 scenic acres with panoramic mountain views. We have year round horse stables offering horseback riding, sleigh and carriage rides, wagon and pony rides and horsemanship workshops. We are off the beaten path on a designated scenic road but close to DT North Conway. We offer wonderful food and friendship, and have unique lodging in a 1780s (renovated of course) farmhouse.
What are you best known for?
Warm hospitality, great food and great grounds, horses, and panoramic mountain views.
What makes your inn unique?
We are the only stables in the White Mountains offering year round horseback riding; so on spring break if you want a horse ride everyone comes here. We have an award winning stables and inn and it has been in one family since 1771 whose land grant was from King George III of England.
What do you love most about your inn?
The land and seeing the 17 horses frolic in the pasture and the historic structure. No other hospitality place can boast of having that much land in the area given the fact that we are on the quiet side of North Conway, but just 2 miles away from the center.
If someone has never been to your city, what is the #1 reason to come visit?
North Conway offers wonderful restaurants, lots of shopping and live theatre and attractions.
What’s the best compliment you have ever received about the inn?
We have had so many lovely guests that come back 2 or 3 times a year over many years.
What’s the best kept secret about the area?
All the great natural beauty of the area. My husband is a native and ardent hiker so he knows all the off the beaten path great trails in the area.
If a traveler is staying at your inn for 4 nights, what should he/she do in the area?
It would depend on a person’s interests. Naturally our guests like nature, the outdoors, horseback riding, the romantic sleigh ride for two, the natural surroundings, the hike to the mountains and or waterfalls, and the climb or drive to Mt. Washington.
Is there anything within walking distance of your inn?
We are on 70 acres and our property abuts the Saco River so people can go swimming or fly fishing, or go snowshoe (we have snowshoes to use), enjoy our garden (we are a designated wildlife habitat with many birds(national wildlife federation). Guests can walk to Echo Lake State Park for swimming and hike to Cathedral Ledge. You can walk to a restaurant 1/3 mile away or drive into the center of North Conway in less than 5 minutes.
What is your favorite restaurant/food in the area?
There are many places that we enjoy eating. From wine and dine, to pubs, to family restaurants, to ethnic cuisine; we have all the menus of places we recommend.
Any good area guides/websites that travelers could reference? How many rooms does your inn have?
We have 6 rooms; 4 of which have fireplaces and /or Jacuzzis, 2 superior corner rooms and 2 room family suites. We also have a 4 bedroom, 2400 sq. ft. cottage which is perfect for larger groups and families.
Do you allow pets?
We have one room in the inn that is pet friendly (pets must be well behaved as some dogs like to chase horses) and the cottage is available to guests with pets.

Year-Round Horseback Riding, Carriage And Sleigh Rides

A horse ride for any season! This award winning stable with 18 resident horses is open to the public year round daily; which is unique to northern New Hampshire. The stable is owner-operated with resident horses and experienced guides.
Open daily and year round, our public stables offer horseback riding daily (even in the winter). Inn guests enjoy the ambiance of this pastoral setting and if they choose to ride, they enjoy a special guest rate. Guided horseback rides are offered 4-5 times a day and are approximately one hour long. Riders traverse through meadows and forest, and along the Saco River while enjoying panoramic mountain views. Children must be at least 7 years old to do a full trail ride.
Children 4 yrs and up can do a pony ride which is approximately 15 minutes long with a gentle horse lead by a trail guide. The parents are asked to walk along side their child. Farm by the River Bed and Breakfast with Stables was noted as "One of the top 15 trail rides in the U.S." by Trail Blazer Magazine in February, 2010.
Reservations are highly recommended so that we can have the proper match between the horse and the rider.
Carriage and Wagon Rides
Forty-five minute Carriage and Wagon Rides are offered during the warmer season until snowfall. The rides are especially beautiful during October fall foliage. Eleven of the 70 acres is in mature Maple sugar forest along the Saco River at this time; a kaleidiscope of crimson color!
Sleigh rides are offered in the winter season. Cozy up to someone you love and take a 45 minute private sleigh ride for 2-5 people. Or join in with others for a group sleigh ride of up to 12-14 people. Offered daily starting at 10am in the morning.
Horseback Riding, Carriage Driving Classes and Workshops
Horseback Riding Lessons are open to the public as well as our inn guests and are available by appointment only spring until snowfall (not available during July & August). Lessons are offered to horse enthusiasts wishing to learn how to horseback ride and or to improve their skills; whether they are our inn guests, a "local," or a tourist vacationing in the White Mountains of New Hampshire. Why not ride in "Yankee Magazine Editors Pick (2001)." A great place to go for a New England horseback riding vacation in the heart of the White Mountains of New Hampshire.
Our lessons are geared towards beginners to intermediate riders and are given during shoulder seasons. English technique is used for walk-trot lessons. The lessons are for 7 year olds and up with a weight limit of 225 pounds. Western riding is also offered if preferred.
Different Types of Horsemanship Venues

One hour lesson for 1-3 people who want to take a lesson to improve their skills or perhaps have never been on a horse before and want to build their confidence before they venture out on a trail ride offered at our stables.
We offer the following options:
- Private lessons for $70
- Semi-private with 2-3 people $60/person.
Four week long Group Lesson:
- One lesson per week for 1 hour and 15 minutes long
- Offered during Spring, Early Summer and Fall until snowfall (excluding July and August) by appointment
- $220 for a maximum of 3 people
- Lessons in horse care, ground work and riding skills are included
- Private Lessons are $250
Horsemanship Workshop Getaways are offered 2 times a year in June, September and late October. Intensive workshops over a 3-5 day time period provides the perfect vacation getaway for those who would like to learn more about the care of and riding of horses. 4 people maximum.
Carriage Driving Workshops
3 days of sessions are offered in the warmer seasons of Spring and Fall and are open to the public as well as inn guests (2-6 people maximum).

All of our guides have over 10 years of horse experience in riding and driving as well as teaching horseback riding.
The Farm By the River B&B is in a peaceful, pictureque and natural setting on 70 acres with mountain views along the Saco River in the White Mountains of New Hampshire. The inn and grounds are perfect for intimate winter weddings in front of the fireplace and a romantic Victorian sleigh ride for two. In the warmer months, get married in the garden, or for a more natural setting, tie the knot down by the river with panoramic mountain views and afterwords take a carriage ride for two. A Justice of the Peace is on site. Elopement and honeymoon packages are also available.

Experience the Tradition
On an original land grant from King George the III of England, guests can enjoy the historic and pastoral setting of the Farm By the River Bed and Breakfast with public stables, located on 70 scenic acres of forest and pasture and with panoramic mountain views just two miles from the village of North Conway, New Hampshire.
The Farm By the River has been passed down in one family for over 200 years. One of your hosts, Rick Davis, is a descendent of John Thompson who was deeded a 1028 acre land grant in 1771 for "settling and cultivating the land". At one time it had been a dairy farm. Now the fields are still hayed providing feed for our resident horses used at our year-round stables & equestrian center.
B and B with a History
Rick can remember stories about his great-grandfather, Charlie Thompson (1863-1947) who made a livelihood from the farm. He cared for a small herd of dairy cows, had an apple orchard, and grew vegetables. From his wooded acreage, he cut and sold wood, and made syrup from his "Maple Sugar Orchard." Also prior to electricity, Charlie supplied the neighbors with large blocks of ice for their "ice boxes" that he cut by hand from nearby Echo Lake, which is 1/2 mile and great for swimming.
The Tradition Continues
Charlie passed away in 1947, leaving the estate to his only daughter Edith Thompson-James. In the early 1950s Edith opened the big three-story farmhouse to tourists until about 1980. They have kept the historic character of "Classic New England" style yet have introduced luxuries such as jacuzzis and fireplaces.
In 1983, Edith's grandson, Rick, inherited the family estate. Rick and his wife Charlene, a landscape architect and artist, decided to continue the tradition and re-opened "The Farm" as a Bed and Breakfast. Instead of cows, they now 18 have horses! And two goats.
