Farm by the River Bed and Breakfast with Stables

The inn, a renovated farmhouse with nine rooms has queen or king bed with private baths and A/C and free Wi-Fi access. It is decorated with an old-fashioned decor of antique heirlooms, and hardwood floors with oriental rugs yet offers some deluxe rooms with two-person jacuzzi and / or fireplaces and also two- room family suites.

A full patio or fireside breakfast is included gourmet coffee or tea, assorted fresh fruit platter, fresh muffins and a choice of two hot entrees garnished with fresh flowers and herbs in the summer. All rooms have king or queen beds with private baths, A/C, and views to either the mountains or pastures with horses, and free Wi-Fi- wireless internet access.

On- Site Amenities: Equestrian center open year-round horseback riding, romantic Victorian sleigh or carriage rides (special inn guest rate); river swimming & fly- fishing, perennial gardens, nature walks along the river and through 11 acres of mature maple sugar stands and winter snowshoeing. Room Prices vary according to the type of room & time of year. Lower prices reflect off- season, mid- week, & some weekends. Higher prices: peak seasons, holidays & some weekends. Fall foliage prices are a bit higher than the prices listed below. Prices based upon two people per room unless noted.

Add an 9% NH Room & Meals Tax to the prices. Personal checks are accepted and must be received three weeks prior to arrival. Visa & Master Card are accepted.
Deposits: A deposit in full is required for a one or two night stay to secure a reservation. For three nights, a first & last night's deposit is required. A 50% deposit is required for four or more nights.
Cancellations:  We have a two-week cancellation policy. Cancellation must be done by phone NOT by the Internet. If you cancel prior to two weeks you will receive your deposit back minus a $25 processing fee/per room. HOLIDAYS & HOLIDAY WEEKS: A three-week cancellation is required for holiday periods and fall foliage.

In the event that you cancel your reservation's outside of the cancellation period, we will refund your payment ONLY IF WE ARE ABLE TO RE-RENT YOUR ROOM --AND WE WILL TRY! However if we are unsuccessful in re-renting your room we will keep your deposit.
In the case of an on-arrival or departure prior to your scheduled check out date, you are still responsible for your entire reservation and will be charged. If we are successful in re-booking your room, you will not be charged for the nights the room is re-rented.
Packages Policy: A separate policy applies for packages. This package cannot be combined with any other offers or promotions. A deposit in full is required for packages and are non-cancelable.
We are a NON-SMOKING INN, however you are welcome to smoke on the covered porch or grounds. There is a $200 cleaning fee for anyone smoking inside the inn.
Check out: 10:30 AM- Check in: 4:00-8:00 PM or by prior  arrangement. Please call us and let us know if you are going to be later than your expected arrival time.
No pets are allowed, but we'll share ours. 
Children  must be supervised at all times.

Alpine Moose Cottage North Conway NH, is located in a quiet country setting with horses and White Mountain views. This vacation rental sleeps up to 8 people. It is next to the Farm by the River Bed & Breakfast with Stables, North Conway, New Hampshire. Cottage guests can enjoy a horseback riding vacation as well as pony rides, carriage rides, wagon rides and sleigh rides as well as Saco R. swimming and snowshoeing-right outside the door.
 
 

The location is off the beaten path, but just 2 miles from North Conway Village - in the heart of the Mount Washington Valley and the White Mountains. North Conway is the hub of recreational activities,  tax-free shopping, restaurants and Mount Cranmore for skiing. Storyland and Mt. Washington are nearby.

This newly renovated four season vacation home is decorated in a fun, ALPINE MOOSE/ WHITE MOUNTAIN THEME.

It is a two-story cape , 4 season, vacation home rental with four bedrooms that will sleep up to 8 people:
The spacious, but cozy living room has a couch, overstuffed chair, rocking chair, table for eight, flat screen TV/ DVD. It has a full kitchen with seating for 4; enclosed 4 season sun room, & free Wi-Fi access. It has 2 bathrooms, 1st floor -a 2-person jacuzzi & shower bath, the other - a shower bath, central heat & A/C. Cottage guests receive the same discounts that the Farm by the River B & B with Stables guests receive - for the stables as well as area discounts.

OCCUPANCY: 8 people maximum- If the number of people in the party changes, we must be notified 48 hours PRIOR to your arrival and the price will be changed to reflect the number of people in the cottage. The cottage has a maximum capacity of 8 people. If we find that more people are using the cottage than reserved, you will be charged accordingly for the extra people. If it is over the maximum, you will be asked to leave immediately and will lose any deposits you have made.
DEPOSITS: A RESERVATION DEPOSIT is required at time of booking by credit card . The remainder is to be paid one month prior to the arrival date by check. If the reservation is made within three weeks of your stay or less the deposit must be paid by credit card.
SECURITY DEPOSIT :  A security deposit is required and is fully refundable. A  $250 security deposit  is required for 3-4 nights stay or more, a $500 security deposit is required for 5 nights or more
CANCELLATIONS: We have a three-week cancellation policy. If you decide to cancel, you need to do so 3 weeks prior of your reservation. Cancellation must be made by phone NOT by the Internet. There  is a $75 cancellation fee for the cottage if you  to cancel 3 weeks prior to your check in date. If you cancel within the 3 weeks cancellation date, we WILL TRY to re-rent the cottage. NON-SMOKING: This is a non-smoking cottage. There is a $200, charge for smoking inside the cottage or within 50 feet from the barns.
CLEANING FEE:   Your trash will be taken out and the towels exchanged every day. However you are expected to leave the kitchen the way you found it. There is a cleaning fee for stays for 4 nights and more.  There is no cleaning fee for 2-3 nights for groups under 4 people. For groups over 4 people and/ or 4 nights there is a  $75 cleaning  fee. If you would like your beds made or changed   maid service is optional for a fee.
CHILDREN: Well supervised children are welcome, they must be kept out of reach of horses, this is the parents responsibility.
PETS ARE NOT ALLOWED unless it is a guide dog. Exceptions may be made-inquire.
