The School House Bed and Breakfast is a wonderfully restored 3-story brick building listed on the National Register of Historic Places. Originally a schoolhouse, this building was converted to a bed and breakfast in 1988 and serves as the perfect starting point for your relaxing Rocheport, Missouri retreat. Located midway between St Louis and Kansas City and only 15 minutes from Columbia, Missouri, the School House Bed and Breakfast is an easy drive for an overnight getaway from the stresses of daily life.

The School House Bed + Breakfast has eleven distinctive guest rooms, each decorated in beautiful antiques with luxury sheets, spa-quality linens, goose down duvets and featherbeds. Light from the large schoolhouse windows, covered with plantation shutters, softens shades of pinks and yellows and dramatically deepens bold plums and greens. Each room in the bed and breakfast is accented with a few reminders of the building's simple past. First- and second-floor rooms have 13-foot ceilings and eight-foot schoolhouse windows.  All rooms have central heat and air, flatscreen TV/DVDs, Radio/CD and most rooms also have ceiling fans. Wi-Fi for your laptop is also available throughout the property.

On the second floor of the School House B + B, you'll find the Common Room, which includes our breakfast kitchen, dining area and guest lounge. This area is available to guests from 7 a.m. until 10:30 p.m. (Guest sitting area, board games, cards, puzzles, daily Columbia Tribune newspaper, WiFi for your laptop available throughout building). Check-in is from 4 - 6 p.m. with afternoon snacks and coffee or tea available during that time. A later than 6 p.m. arrival is cheerfully accommodated with advance notice. A full delicious breakfast, served at 9 a.m. in the second-floor Common Room, is complimentary to each overnight guest. Earlier breakfast times and special dietary requests are accommodated with advance notice.

Katy Trail Cyclists
Not here for the leisurely, romantic experience this trip? We've got you covered, too! On weekdays, we serve the Katy Trail cyclist with self check-in/out and self-serve continental plus breakfast  in our  Dormitory building.  Just two blocks from the Katy Trail State Park and the Missouri River, the Inn is a great 'home-base' for enjoying the cycling, hiking, canoeing and bird watching. Complimentary overnight bike storage is also available to bed and breakfast guests.

This cozy attic room with iron sleigh-style headboard is named for Edna Graves, who for many years taught at the Rocheport, Missouri school. The Hide N Seek Room

Hidden on our ground level with 8 foot ceilings, enjoy the privacy of the only guest room on this level. In addition to the king bed and 32” LCD wall-mount TV/DVD, this room also has an in-room refrigerator and coffeemaker.
If you require a room with two beds and our first floor rooms with a queen and twin bed (Spelling Bee and Graduate) are already booked, the king bed in the Hide & Seek room can be converted to two twin beds with advance notice. Inn Policies

• Rate ranges above reflect seasonal and day of week pricing. Typically, weekdays are at the low end of range and April through November peak season weekends (Fridays, Saturdays and Sundays of major holiday weekends) are at the upper end of range. Please check our online availability calendar for rate quotes for your specific dates.
• Advance reservations are highly recommended.
• Unless arrangements are confirmed prior to the date of stay, the School House restricts use of its facilities to registered guests only.
• School House Bed & Breakfast reservations are confirmed upon receipt of a deposit equal to one night's room rate, including applicable taxes, charged to a valid credit card.
• We accept Discover, MasterCard and Visa.
• Some holiday, special event and peak season weekends require a two night minimum stay.
• Posted rates are subject to change without notice.
• Our cancellation policy is as follows: If you cancel your confirmed reservation at least 10 days prior to your arrival date, we will refund your reservation deposit, less a cancellation fee of 10% of total room charges. For cancellations with less than 10 days notice we will charge you for the entire cost of the reserved room night(s) if we are unable to rebook the room for the cancelled dates. If we are successful in rebooking your cancelled nights, a refund will be given less a 10% cancellation fee.
• Check-in is from 4 - 6 p.m. A convenient self check-in procedure for later arrivals is available with advance notice. We are happy to arrange later than 6 pm check-in times with advance notice, however early check-ins are not possible due to the time required to clean and prepare the Inn for new guests.
• Dormitory guests use a  self check-in procedure that is available starting at 4 p.m.
• Check-out is by 11 a.m. for both Inn and Dormitory guests.
• Children (including infants) less than 10 years of age may not stay in the Inn; however, children of any age may stay in the Dormitory. Each child/infant counts towards the maximum occupancy of the Dormitory rooms.
• Guests are not allowed to bring guest pets; only ADA recognized service animals are allowed. However, boarding kennels are available in nearby Columbia.
• For the safety and comfort of all guests, no smoking, incense or open flames of any kind are allowed inside the Inn or the Dormitory.
• Smoking on the property is permitted on exterior patios only.
• There is a minimum $500 cleaning charge for violating the smoking/candles policy.
• We serve a complimentary full breakfast each morning at 9 am in our Common Room, with coffee/tea available by 7 am.

The School House Dormitory is a new house adjacent to the historic School House with two guest rooms on the ground floor designed to meet the needs of families with small children, Katy Trail cyclists wanting to 'hit the trail' early or girlfriend getaway pajama parties. The Dormitory also includes a complimentary laundry facility for cyclist guests and our 'Locker Room' shower and changing facility for School House guests wanting to ride the trail after 11 a.m. check-out and then clean-up before driving home.

The North Dormitory Room maximum occupancy is 4 guests (2 adults and 2 children) with a queen fold-out bed and a set of twin bunkbeds. The South Dormitory Room maximum occupancy is 4 guests with a full size fold-out bed and a set of twin bunkbeds. Each room has a private bath, refrigerator stocked with breakfast items (muffins, yogurt, juice, fruit, cereals, milk) and soft drinks, microwave, coffeemaker, and cable television/DVD player. An outside patio provides the perfect venue for enjoying your self-serve breakfast prior to taking on the Trail or other myriad activities in the area. The nearby Bike Shed provides secure storage, a small repair bench and compressed air for the cyclist's service needs. The Dormitory rooms also have a connecting 'suite' door allowing a family or group to book both rooms together for more space and access to two private baths. Convenient self check-in for Dorm rooms starts anytime after 4 pm, with check out by 11 am. Dorm guests do not have access to the School House Inn building or Common Room, except for touring the Inn during its 4 - 6 pm check-in time. Room rates start at $89 for single or double occupancy with a $20 charge for each extra person.

We have the bridal party's needs at the forefront of our appointments - lighted makeup mirrors, changing screens, big-screen entertainment, full-length changing mirrors, and plenty of space in which to relax on your special day - the School House provides a memorable and comforting preparation for your ceremonies. The School House Bed & Breakfast is located in Rocheport, Missouri. We are located about 12 miles west of Columbia, Missouri. That is approximately two hours east of Kansas City and approximately two hours west of St. Louis. Conveniently located only 2 miles from I-70. Just a 15 minute drive to downtown Columbia and the University of Missouri campus.

From Kansas City, you will drive east on I-70 for approximately 2 hours and take the first exit just past the Missouri River Bridge, the Rocheport Exit (Exit 115) and make a left. Exit 115 is also marked as Route BB.

From St. Louis (coming from the east), you will drive west on I-70 for approximately 2 hours. Go approximately 12 miles past Columbia to the Rocheport Exit (Exit 115). Exit 115 is also marked as Route BB North. Make a right.

Travel northwest on State Highway BB, approximately 2 miles, into the village of Rocheport.Upon entering Rocheport, Route BB turns into Third Street. After seeing the Rocheport population sign, the School House Bed & Breakfast is about a block down on the right hand side of Third Street, at the corner of Third and Clark Streets. Free parking available on either side of Third Street in front of the School House.
