The Hide N Seek Room (Ground Floor)
Hidden on our ground level with 8 foot ceilings, enjoy the privacy of the only guest room on this level. In addition to the king bed and 32” LCD wall-mount TV/DVD, this room also has an in-room refrigerator and coffeemaker and electric fireplace.
If you require a room with two beds and our first floor rooms with a queen and twin bed (Spelling Bee and Graduate) are already booked, the king bed in the Hide & Seek room can be converted to two twin beds with advance notice. Please indicate this in your reservation request.

The Spelling Bee (First Floor)
The handmade cherry pencil post bed and cherry daybed are a perfect match for this sunny yellow room's large schoolhouse windows overlooking the bed and breakfast's back gardens and fountain. In the winter, enjoy the warmth and ambiance of the old-fashioned electric fireplace framed by the antique mantel. The twin daybed also makes this room a perfect place for that girlfriend getaway.

The Graduate (First Floor)
Decorated with black accents for the graduate, this room's lace-covered windows and cherry Queen Anne bed make it a charming retreat. Daybed for third person makes it a great room for a girlfriend getaway.

The Schoolmaster (Second Floor)
An original blackboard still graces this stately room, along with a vintage 1934 DeWald radio and a bird's-eye maple armoire. Use steps to climb into the rice carved plantation poster bed!

The Show 'n' Tell (Second Floor)
Whisper sweet nothings to your lover as you share the heart-shaped, two-person jetted tub. Fabric covered walls and a Euro-sleigh bed complete the romantic atmosphere.

Miss Edna's Room (Third Floor)
This cozy attic room with queen bed and iron sleigh-style headboard is named for Edna Graves, who for many years taught at the Rocheport, Missouri school. This quaint room also features a skylight, clawfooted tub and built-in bookshelves

The Prose (First Floor)
Large plantation-shuttered windows, two-person jetted tub and an 8-foot tall mirrored armoire complement this stately room's king poster bed. The soothing sage green walls with high bead board wainscotting give this room a masculine touch. A room any guy will feel comfortable in!

Dick & Jane's Room (First Floor)

Teacher's Pet Suite (Third Floor)
The spacious bathroom with two-person Jacuzzi, shower and dressing area is the focal point of this luxurious suite. Stargaze through the skylights or enjoy the flickering fireplace from the king-size bed. Spa robes, coffee-maker and refrigerator with complimentary beverages complete this private retreat atop the bed and breakfast.

The North Dormitory Room
Our North Dormitory room, in the new house adjacent to the School House B+B Inn is designed to meet the needs of budget cyclists. It features a self check-in starting at 4pm and checkout by 11 am. A self-serve breakfast is provided. Dormitory guests do not have access to the Inn's hot breakfast.
This is a private guest room with private bath; you may reserve one or both rooms together. If you reserve both rooms, you have the entire 1st floor of the Dormitory House to yourself. Your innkeepers live on the second floor of the Dormitory House and are available by cell phone if you have any questions or need anything.
The room includes a refrigerator stocked with breakfast items for a self-serve breakfast and complimentary soft drinks. Beer and wine by the bottle is available for sale by calling the innkeepers.
Dormitory guests do not have access to the main Inn building, except for touring the inn between 4-6 pm and rate does not include the inn's hot breakfast.
The North Dormitory room can accommodate up to 4 guests, with one set of twin bunk beds and one queen-size foldout bed that also serves as a sofa during the day. Or reserve both Dorm rooms for more space and access to two private baths.
Amenities include: central heat and A/C with individual room thermostats, a private bath with shower/tub combo, refrigerator stocked with breakfast items (muffins, fresh fruit, yogurt, juice, milk and cereal) and soft drinks, microwave, coffeemaker, cable television/DVD player, DVD library, Wi-fi access for your mobile device, washer/dryer in hallway and secure bike storage shed with compressed air and workbench.
Rates start at $99 for double occupancy with a $20 additional per person charge for more than double occupancy.

Inn Policies
Experience Rocheport, Missouri lodging like no other at the School House Bed + Breakfast. You are sure to enjoy the inn’s atmosphere as well as the attractions of Rocheport and nearby Columbia, MO.
- School House Bed + Breakfast Reservations: Advance reservations are highly recommended. School House Bed & Breakfast reservations are confirmed upon receipt of a deposit equal to one night's room rate, including applicable taxes, charged to a valid credit card. We accept Discover, MasterCard and Visa. Some holiday, peak season and special event weekends (Fri, Sat, Sun) require a two night minimum stay. Posted rates are subject to change without notice.
- Cancellations: If a reservation is cancelled at least 10 days in advance of the scheduled arrival date, a refund of your reservation deposit, less a cancellation fee equal to 10% of the total nights' room charges will be given, or if you choose, your full deposit may be used on a future date within one year. When a cancellation is made nine days or less in advance of your arrival date, you will be charged for the entire cost of the reserved night(s) unless we are able to re-book the room for all nights reserved. If the room is rebooked, a refund will be given less a 10% cancellation fee. Failure to cancel your reservation will result in charges for all nights of your reserved stay. Cancellation requests are always confirmed by the innkeeper via e-mail or phone.
- Group Reservations & Cancellations: Group reservations at the School House Bed + Breakfast (more than three rooms) require a 50% non-refundable advance deposit, with balance collected at check-in. If the reservation is cancelled with at least 30 days notice, there are no additional charges. If the cancellation is made with 29 or less days notice, the entire balance due for the stay will be charged.
- Checking In to the B +B: Guest check-in is from 4-6 p.m. A convenient self check-in procedure for later arrivals is available with advance notice. Sorry, but we cannot accommodate earlier than 4 p.m. arrivals. Dormitory guests use a self check-in procedure starting at 4 p.m.
- Checking Out of the B + B: Check-out is by 11 a.m. for both Inn and Dormitory guests.
- Children and Pets: Children (including infants) less than 12 years of age may not stay in the Inn; however, children of any age may stay in the Dormitory. Each child/infant counts towards the maximum occupancy of the Dormitory rooms. Guests are not allowed to bring pets; only ADA recognized service animals are allowed. However, boarding kennels are available in nearby Columbia.
- Smoking/Candles: For the safety and comfort of all guests, no smoking, incense, or open flames of any kind are allowed inside the Inn or the Dormitory. Smoking is permitted on exterior patios only. There is a minimum $500 cleaning charge for violating the smoking/candles policy. For guest enjoyment, each guest room has a firesafe battery-operated pillar candle that glows like a real candle.
