Main House Queen Canopy: Located on the first and second floors, our seven post and beam Main House Guest Rooms are furnished with Sheraton arched Queen canopy beds, private baths, through the wall A/C units, 26" HDTV's, iPod clock radios, a rocking chair, a built in oak desk and chair, antique refrigerators, and Chippendale chest of drawers. Rate Range $99 to $339
Two Room Suite: Our Two Room Suite combines a Main House guest room as described above plus a fireplaced parlor room with a queen sofa futon, TV, comfortable chair, and pine hutch. Rate Range $159 to $399
Deluxe Suite: Our post and beam Deluxe Suite offers a charming bedroom with a Spindle queen bed, comfortable Mission chair, 26" HDTV, iPod clock radio, chest of drawers and private bathroom plus a Cathedral ceiling Great room. The Great room has a Mission queen sofa futon, dining table, kitchen, TV, telephone, and Vermont Castings gas stove fireplace. Rate Range $199 to $429
Guest House Queen Canopy #10: Located in our guest house, just adjacent to our Main House and similar in size to our Main House guest rooms, has an Eldred Wheeler cherry queen canopy bed, private bath with shower/tub combination, two comfortable chairs, chest of drawers, TV, iPod clock radio, and shared use of a small refrigerator. Rate Range $99 to 339Guest House Queen #11: Also in our guest house, this is a smaller room with a standard queen bed, private bathroom, TV, iPod clock radio, chair and chest of drawers. Room #12 Queen: Is a small Queen Canopied room with a separate entrance to the porch, leading directly to the garden patio. It has a bath with shower, HDTV, iPod clock radio, and refrigerator located on the first floor with views of gardens and historic houses. Room #14 King w/Loft: Is a large room with a King Canopy bed, Cathedral beamed ceiling & many windows. It also has a sleeping loft w/twin bed and private bath with tub & shower, HDTV, iPod clock radio, and refrigerator. Lovely views available of gardens and historic houses. Max occupancy 3 persons. Rates: $149 - $369

Rooms & Rates ~ Policies
- Summer rates apply for the 36th annual Christmas Stroll Festival weekend, December 4th - 5th, with a 30 day refund policy.
- All rates are per room maximum 2 people or per suite 2-4 persons and are subject to a 9.7% state and local room tax. Aero bed set up fee is $20.
- Minimum Stay Policy - A 3-night minimum stay is generally required for in season weekends and holidays and a 2-night minimum for off-season weekends. Exceptions can be made however so please call us for availability.
- Deposit Policy - Prepayment in full is required for reservations of three nights or less or 50% if more than three nights, on a major credit card at the time of booking. The advance deposit guarantees the entire period reserved. Written confirmation will be emailed upon booking a reservation. Any balance is due upon departure.
- Cancellation Policy - Reservation deposits cancelled with 15 days (30 days for bookings of 7 nights or more) notice prior to the arrival date are refundable, less a $25 administrative fee per room. Deposits and balances for reservations cancelled or changed less than 15 days prior to arrival date will be forfeited, unless the entire reservation can be resold, less a 10% rebooking fee of the entire booking. No shows will forfeit entire booking unless resold.
- Storm Policy - If the ferries operate we expect guests to arrive as expected whether or not they planned to arrive by ferry or plane. Arrival is based on the standard of the ferries operating or not, per the decision of the ferry captain, his Coast Guard license and the safety of its passengers. If all ferries have been cancelled on a given day then a credit towards a future stay or refund will be issued for that nights lodging. Once ferry service resumes guests are expected to arrive for the balance of their reservation. Travel delays, missed connections from airports or any other travel problems will not merit credits or refunds. These potential issues are best addressed with travel insurance.
- Children over age five are welcome in our two-room suite or deluxe suite during high season, and throughout the inn during the rest of the year. The Swan House rooms with a Loft are for children over age 7, parental discretion is advised.
- Pets - Puddy, our Inn cat, says we cannot accept pets in the Main House. If you are highly allergic to cats please inquire about accommodations in our adjacent Guest House or Swan House. We do accept small pets in the 1st floor rooms at the Swan House.
- Smoking is not permitted within the inn for reasons of health and safety for all of our guests. However, we do provide certain areas on the premises where smoking is permitted.
- Arrival Time - We request that guests attempt to arrive at the Inn prior to 9:00 pm in season or 8pm in the off season, before the front desk closes. Please notify us if a late arrival is unavoidable so arrangements can be made to check you in after the front desk is closed. Check-in is 3 p.m. and check-out is 11 a.m. daily.
- Parking - We do have limited off-street parking, but strongly recommend you leave your vehicle in Hyannis at the ferry dock. You do not need your car on Nantucket. Many alternative modes of transportation are available to you including walking, biking, mopeds, shuttle buses, and taxis.
