'By The Sea' Guests Bed & Breakfast & Suites

Family operated for forty years, all of our non-smoking guest rooms offer the following amenities:

• private ceramic tiled bathrooms with glass showers including two with soaking tubs
• CCTV/HBO w/DVD/CD
• refrigerators
• ceiling fans
• air conditioning
• individually controlled thermostats for those cooler evenings

Most of our rooms have an ocean view with some directly overlooking Nantucket Sound. We are not antiquish or elegant, but what we are is warm, comfortable, cozy, relaxing, friendly and convenient.

We offer four First Floor rooms- two with double beds and two with queen beds. Some even have an ocean view! They range in price from $130 - $275

Our four comfy Second Floor rooms consist of three queen beds and one double and three of these rooms have an ocean view. Rates range from $130 - $265

The Third Floor also offers four guest rooms, three of which have ocean views. There are two doubles, a queen, and a queen with a twin. Rates range from $120 - $245.

By The Sea'Guests' Policies

• We are a non-smoking Bed & Breakfast and Suites. For the comfort of our guests, smoking is not permitted indoors. (There will be a $100 extra charge per room to cover the additional cleaning needed due to smoke removal or the guests may be asked to leave without a refund).
• We welcome well behaved children.
• Sorry, we can not accommodate pets in our complex. Please check our recommended kennel nearby, included in our brochure.
• We honor MasterCard, Visa, Diner's Club, Carte Blanche, American Express and Discover.
• Prices are subject to change.

We realize it is difficult to make reservations in advance of arrival without previous inspection or experience. We will do whatever is in our power to meet your comfort and expectations level but in no way does this alter our refund policy. High seasonal demand for waterfront properties requires us to be strict on our policies so the guest will be clear what their responsibilities are before booking. In depositing the reservation you ask us to turn away other business to hold your room. In good faith, we each do something for the other. $100.00 per hour for late departures in the B&B and the Suites.

• Parking will be limited to one car per unit for the suites as well as for each room in the B&B. Additional vehicles will have to park in the public parking lot at the town fee.

B&B Guest Rooms

• Rates are based on double occupancy per room.
• Each additional person or child (2 years old or older) in a room will be charged $60 per day.
• Less than minimum stays will be accepted if reserved 24 hours (for one night) before check in. We also will accept two nights during a three night minimum stay if reserved 48 hours. before check in. During our Off Season only, if available, we will accept a one night stay Sunday thru Thursday. Reservations with less than three weeks before the scheduled arrival date must be made with a Credit Card, at which time your credit card will be charged.
• The balance must be paid in full upon arrival.
• Deposits are refundable, less a $75.00 service charge, if notice of cancellation is received 14 days prior to your scheduled arrival. If your plans must change, and you cancel or shorten your stay less than the 14 days prior to your arrival, we will refund your deposit, less a $75.00 service charge, only if we can re-rent your room for the same dates, and no other loss is incurred by us.
• Check-In is 2:00 p.m. to 8:00 p.m. Later arrivals must be prearranged. Check-Out is 11:00 am. Although, you are welcome to stay around, and relax on our beach or the veranda at the B&B during.
• A three night minimum stay is required from July 1st through September 7th.. For 3 days or more a 40% deposit must be received within 5 business days of making the reservation, with the balance payable in full upon arrival.
• A two night minimum stay is required from May 1st through June 30th, and after September 7th through October 31st. Payment in full is required on two night stays or less.

Our Roomy, Comfortable Suites - Full Kitchens, Ocean View Decks and Much More!
Our suites offer fully equipped kitchens with granite counter tops, dishwasher, dining area, living room with gas fireplace, CCTV/HBO w/DVD/CD, and central air conditioning. All beds are queen size. Also includes are telephone (with internet access), daily maid service, laundry facilities available, individual balconies, and imported ceramic tile baths.
All suites are non-smoking. Includes use of our beautiful private beach.
Three of our Suites are handicapped accessible,
One Suite is handicapped equipped.

Suites

• Deposits are refundable, less a $100.00 service charge, if notice of cancellation is received 30 days prior to your scheduled arrival. If your plans must change, and you cancel or shorten your stay less than the 30 days prior to your arrival, we will refund your deposit, less a $100.00 service charge, only if we can re-rent your room for the same dates, and no other loss is incurred by us.
• Check-In is 3:00 p.m. to 8:00 p.m. Later arrivals must be prearranged. Check-Out is 11:00 a.m. We regret that a $50.00 per hour fee will be charged for a delayed departure..... Although, you are welcome to stay around, and relax on our beach or at the veranda at the B&B during the day, after checking out.
• A three night minimum stay is required from June 5th through September 13th. For three days or more, a 50% deposit must be received within five business days of making the reservation, with the balance payable in full 14 days prior to arrival.
• A two night minimum stay is required from May 1st through June 15th, and after September 12th through December 30th. Payment in full is required for two night stays.
• For weekly stays, an imprint of your credit card will be taken to cover a security deposit.
