• Most rates are based on double occupancy (#6, 10, and 11 are based on 4 people, and #9 is based on 3) and include a full breakfast and afternoon tea. Prevailing Maine state lodging tax is not included in stated rates.
• Weekend rates apply to Friday, Saturday and Sunday nights.
• Special rates apply for Prelude weekends and other special event and Holiday periods
• We have a two-night minimum stay on many weekends or holidays, and reserve the right to exercise a three-night minimum for some holiday periods. However, we may accept reservations for shorter periods if we have rooms available.
• We ask for a minimum deposit of an amount equal to 50% of the total cost of your stay for all reservations, except one night stays which require a full deposit.
• We will e-mail you a confirmation as soon as we receive your deposit.
• Payment of your balance is due upon check-in.
• We accept VISA, MasterCard, Discover and American Express. If paying by personal check, your check must be received within seven days after the reservation is made.
• We will gladly refund your money, less a $25 bookkeeping charge, if you cancel your reservation more than 14 days prior to your arrival.  Refunds for cancellations made within 14 days of arrival, or before scheduled departure date, are given less a $25 bookkeeping charge IF we are able to rerent the room.  Otherwise the full balance will be charged.
• We are a non-smoking inn and have no facilities for pets.
• Accommodations in the main house are not appropriate for children under twelve years old.
• Our guest rooms do not have telephones. There are phone lines dedicated for guest use in the main house.
• Daily charges for more than two people in a cottage or suite are $35.  Aero or sofa beds can be set up in select rooms for a charge of $15 per day.
• We are a family friendly vacation destination and have cribs available for a one time set-up fee of $10. Cribs may be used only in select cottages.
• Check-in is between the hours of 3 and 7 PM. Special arrangements for late check-ins can be made if we are contacted ahead of time.
• Check-out time is 11 AM.  Late check-outs can be arranged for an additional fee.
• Office hours are usually 7:30 AM - 7 PM (earlier in the quiet season).
• We are approximately 1.2 miles from the nearest sandy beach. Included in your room rental charges, we provide beach chairs, towels and umbrellas. Beach parking passes are available for Kennebunk and Kennebunkport, ME beaches at our front desk for a daily fee.
