• Children 12 & Under Stay Free. Children welcome on first floor of Inn only.
• Daily rates in the Inn based on two persons. Extra per night rate for 3rd and/or 4th adults (age 13+) in room: $15. Max Occupancy 4 persons per room.
• Cribs are free, reserve in advance, limited supply. Child in crib does count toward total unit capacity.
• If 2 rates are posted, the higher rate is the 2nd floor rate.
• Check in time is after 3PM for Inn Guests and 4PM for Cottages.
• Check out time is by 11AM for the Inn and 10AM for Cottages.
• All rates subject to Maine State sales tax.
• Minimum stays required during select dates.
• Sorry, no smoking and no pets in the Inn
• All guests (Inn & Cottage) get FREE access to the local Fitness Center
• Guests of the Inn can even order from our Lunch on the Beach menu in season.
• Deposit Policy: First Night or 30% (whichever is greater) is due when reservation is made. Balance is due upon arrival.
• Cancellation Policy: Should you cancel 15 days or more prior to arrival, your deposit will be refunded, less a $30 cancellation fee. Cancellations 14-days or less prior to arrival are non-refundable. No refunds or partial credits for early departures.

Want to "tie the knot" in our spectacular oceanfront location? Our Innkeeper Ken Mason is a Notary, which in  Maine means he is a Justice of the Peace! Ken is happy to perform small civic services (up to about 20 ppl) for Inn guests and your friends can stay with us too!

SEASIDE INN - Open Year Round
The Inn is located directly on a quiet section of Kennebunk Beach. An extended Continental Breakfast in the Boathouse Room is included for all guests of the Inn.

All of the spacious rooms in the Inn have two queen-size beds and a private deck or patio. Rooms are air-conditioned and have cable TV hidden in a Queen Anne highboy. Each room has a small mini-refrigerator in the bar/vanity area, phone and full bath with hair dryers and a shower-tub combination.

All guests enjoy our shuffleboard and playground facilities. All guests get FREE access to the local Fitness Center featuring all of the latest fitness equipment. Plus Inn guests enjoy Wireless Internet access - FREE! Guests of the Inn can even order from our Lunch on the Beach menu in season. The Inn is open year round with fabulous off-season getaway package values.

Seaside Cottages
There are several Cottages adjacent to our property that we rent for the individual owners. Each fully-equipped seaside cottage has either an ocean view, a harbor view or both. Cottages are available for weekly and monthly rentals. These heated housekeeping cottages all have a living room with cable TV and full kitchen facilities; a microwave, pots/pans, linens, and towels are provided. Most have decks. Units are immaculate upon arrival but housekeeping is not included in our cottages during your stay.
