Rates & Policies
Topside Inn offers a unique variety of accommodations in the main house and summer guesthouses. There's a parking spot for every room on one side, and a view you won't believe on the other side. It's the perfect seaside hideaway on a hill, whether you're here with one friend or thirty. We don't have air conditioning, and hardly ever need it, with average summer high temperatures in the upper 70s. Fans are available in all rooms.
- Room rates range $155 to $275 for single or double occupancy.
- Our online reservation system provides the best current information on rates for each available room.
- Rooms with higher rates have the best views, largest space, and other unique features.
- Rates also vary based on the timing of your visit, days of the week, making an advance reservation, and remaining availability.
- Room rates always include full breakfast, 24-hour tea, coffee and snacks, and a host of other perks and benefits as our guest.
- Parking and luggage assistance, wireless internet, local phone calls, and courteous personal service are all complimentary.
- In rooms that accommodate more than two people, the rate is automatically adjusted for the number of guests.
- All charges are subject to state lodging tax, currently 7%.
Good to Know- A two-night minimum is usually required when your stay includes part of a weekend. Other minimums may apply for selected dates.
- Check-in is 2pm to 7pm. Arrangements can easily be made for late arrival.
- Check-out is by 11am and parking is available after your stay to take advantage of local activities.
- We can accommodate children age 6 and older.
- Sorry we can no longer accommodate pets, but there are kennels nearby.
Seriously- Topside Inn is a non-smoking property, inside and out and use of any item that burns, such as candles or incense, is prohibited.
- A one-night deposit (plus tax) is required to secure your reservation. A larger deposit may be required for stays of 5 nights or more.
- We accept Visa, MasterCard, American Express and Discover cards.
- The balance is due upon arrival at the inn, when cash, personal or travelers checks are also accepted.
Cancellations & Refunds- As a small, independently owned and operated inn, we do not overbook our accommodations - each reservation is made for specific dates, room(s), and number of guests, and we are expecting you! We recognize that you may need to cancel your reservation and hope that you understand the need for us to have deposits and a cancellation policy.
- If your plans change after your reservation is confirmed, cancellation notice is required 14 days in advance of arrival date to obtain a refund of your deposit. A cancellation fee of $25 will be charged to any refund issued.
- With shorter notice we will only refund your deposit if we are able to sell the room to other guests for all nights reserved, and you are responsible to pay for any nights that could not be rented to another party.
- The cancellation policy and fee also apply to changes in your arrival or departure date which result in a shorter stay. Refunds are not provided for late arrivals or early departures.
