Our largest harborside suite (over 400 square feet) located on the first floor offers full harbor views from both the room and its own private deck. It features two separate rooms with one queen bed in a room where the door shuts for privacy, and one double bed in the common area of the suite with love seat, cozy electric fireplace, Gourmet Keurig coffee & tea, refrigerator & flat screen cable tv w/DVD player. A perfect choice for a couple seeking two beds or a family of three or four!

Our premiere suite located at the end of the inn overlooking the ocean! This New Luxurious King Bed Suite offers over 120 square feet of glass picture windows with outstanding panoramic inner & outer harbor views of Boothbay Harbor. Beautifully decorated in elegant blue & gold plush Laura Ashley bedding, this room offers a spacious private bathroom with shower & tub, Gourmet Keurig coffee & tea, refrigerator, ceiling fan & flat screen cable tv w/DVD player. The views are so unique, you can even relax in the tub as you admire breathtaking views of the ocean! The ultimate sublime getaway.

Room #3: Country Roses
This cozy room offers two double beds and is stylishly decorated in romantic pinks & greens. Appointed with antique furnishings original to the inn, this charming room is the perfect choice for mother & daughter traveling together, two friends, or a couple seeking separate beds. Lovely village views are offered from the front deck of this room or round the corner to the side covered porch for picturesque inner harbor views of the sparkling water.

Room #4: Cottage Sprig
This fully renovated king bed room with private bathroom is located on our second floor with middle location. Beautifully appointed with “cottage detailing”, guests can relax with all the modern amenities of ceiling fan, refrigerator, cable tv. This room offers breathtaking views of the inner harbor from the covered deck with seating.

Room #5: Tidal Hideaway Suite
This lovely brand new penthouse room with king bed features an abundance of space and sleeps two guests luxuriously. It features a large sitting/lounging area, as well as, a separate large bedroom. Beautifully appointed in decorator style, this room includes all the modern amenities of ceiling fan, cable TV in each room, telephone & refrigerator. It offers a spacious brand new private bathroom with shower & tub, as well as, beautiful views from the deck. Located on the third floor where our best views are offered, simply step out of your room onto your porch to enjoy panoramic inner harbor views of the ocean.

Luxury Suite 7: Ocean Breeze Suite
This Newly Designed King Bed Room offers phenomenal inner & outer harbor views of the ocean from a large picture window. Beautifully appointed with Gourmet Keurig coffee & tea, refrigerator, ceiling fan, flat screen cable tv w/DVD playet, and grand private bathroom with shower & tub. Whether in your room or on your reserved porch, you will take in sparkling ocean harbor views of the Maine coast.

Suite #9: Rose Garden Suite
This spacious brand new romantic room with King Bed, large bathroom & a cozy seating area includes a love seat, electric fireplace, refrigerator, and ceiling fan. Enjoy your Gourmet Keurig coffee & tea in your comfy bathrobe or on our shaded covered porches with seating.

• Rates are for double occupancy, for each additional person add $30.
• Please add 7% Maine sales tax.
• Check-in time is from 3 to 7 p.m. or by prior arrangement. Check-out time is 11 a.m.
• Children over 6 are welcome in our first floor rooms.
• Sorry, No Smoking or Pets allowed, please.
• One parking space is allotted per room.
• A minimum stay of 2-3 nights can be required during High Season, Holiday, Special Event or Weekends.
• A specific room cannot be guaranteed on reservations of less than 2-3 nights
• Rates are subject to change without notice..
• Open April thru late November.
• We accept Travelers Checks, personal checks, cash, VISA, MasterCard and Discover.
• Reservation and Deposit Information...
• To guarantee your room an advance deposit of one night's rate is required, or for stays of more than two nights, a deposit equal to 50% of the total reservation.
• All deposits apply to last days(s) of stay or reservation.
• An email or written confirmation & confirmation number is sent within 24 hours after deposit is recieved.
• Full payment is due upon arrival. No refund is given for early departure or late arrivals.
• Cancellation Information
  • For all Reservations made within 120 days of arrival the follwing policy applies:
    • Cancellations must be provided 14 days prior to arrival for a refund.
    • Refunds & changes are subject to a $25 processing fee before tax per room.
    • Cancellations made within 14 days prior to arrival result in a full loss of deposit.
  • For all Reservations made 120 days or greater before arrival &/or of 5 or more nights &/or of 3 or more rooms the following policy applies:
    • Cancellations must be provided 28 days prior to arrival for a refund.
    • Refunds & changes are subject to a $50 cancel/processing fee before tax per room.
    • Cancellations made within 28 days prior to arrival result in full loss of deposit.
  • If your cancellation results in a full loss of deposit & we are able to re-rent the room to another party for the entire length of your cancelled stay we can offer a credit towards a future stay with us or a refund of your deposit minus the cancel/processing fee applicable from the confirmation policy that applied to your original reserveration.
  • To cancel any reservation you must notify the Innkeeper by either mailing back the written confirmation card or by emailing a reply from your email confirmation with a signed & dated note stating that you are cancelling your reservation.
  • We will then send you an email or written Cancellation Confirmation & Cancellation Number with your refund information.

At the Harborage Inn, we offer 2500 square ft. of waterview covered porches on three levels. This unique experience allows every guests who stays with us to enjoy scenic outdoor porches overlooking the tidal harbor.

3rd Floor Porch:
Our 3rd floor porch offers our best views of the ocean at our inn. Cozy Room 5, Suite 6, and Luxury Suites 7, 8 are all located on this floor.

2nd Floor Porch:
Our 2nd floor porch offers our next best views. Cozy Rooms 3 & 4, Suites 9 & 10, and Luxury Suite 11 are all located on this floor.

1st Floor Porch:
Our 1st floor offers easy accessibility for guests seeking or needing a first floor option. Located on this floor are Luxury Suite 12 which offers our largest accommodation at the inn. Our wonderful gourmet breakfast is also served on our first floor. Guests gather every morning to enjoy their breakfast at quaint bistro tables under covered waterview seating.

Our grand 7 person Hot Tub with thirty massaging spa jets is located on our expansive private waterfront lawn. Relax and enjoy inner harbor views as you lounge in the luxury of a therapeutic spa. Our waterfront lawn offers over 75 ft. of tidal water frontage overlooking Boothbay Harbor & 3500 square ft. of seating.

Enjoy our delicious gourmet breakfast served in a buffet style manner on our expansive covered outdoor porch overlooking the waterfront. Take in the breathtaking tidal views of the ocean as you indulge in a daily changing assortment of morning baked muffins and breads, as well as fresh fruit, yogurt, cereals, juice, gourmet organic coffee & Twinings English Breakfast tea.

Many of our recipes are inspired by years of growing up in a gourmet New York catering business, and guests often rave about daily specials such as mouthwatering Blueberry Crème Brulee French Toast with Vanilla Infused Whipped Cream, or decadent Quiche Lorraine with Carmalized Onion, Asiago Cheese & Fresh Nutmeg. We always make an effort to buy fresh local Maine ingredients, and our organic fresh herb garden and beautiful nasturtium flowers are always a part of our daily breakfast.

Our gourmet breakfast is served in beautiful sea inspired dinnerware provided by local potter Alison Evans. Featured in Food & Wine, Bon Appétit, and many other feature magazines, her exquisite pottery can be purchased at www.aeceramics.com. Enjoy your breakfast in the comfort & privacy of your own room, our large covered porches with seating or our waterfront lawn located right on the tidal ocean.
