Aaron Shipman House Bed & Breakfast

• Room rates at the Aaron Shipman House vary by season and number of travelers. Rates may also be changed or adjusted based on events here in Washington. We believe our rates are usually less than a comparable hotel.
• Each room at our home is different, and may have unique amenities, such as a Jacuzzi tub, decorative fireplace, accommodations for an extra guest, or our furnished apartment. The rate information below is somewhat general; please click the "Check Availability" link below for specific room availability and rates.
• In Season (Spring and Fall): $145-$275
• Off Season (Summer and Winter): $115-$205
• Our rates are seasonal, and subject to change for special events. Minimum stays, especially in the Spring and Fall, may be required. Please click the Check Availability Button or call 877-893-3233 for specific rates and availability.
• Reservations: Reservations for any of the guest rooms require a $50 non-refundable deposit when reservations are made more than 2 weeks prior to arrival. If your arrival is within 2 weeks, full payment is required at the time of reservation. Reservation for the Garden Apartment have the same time requirements, however the deposit amount is $100.
• All reservations are subject to Washington DC lodging taxes of 14.5%, and a $10 reservation fee.
• Group Reservations: We are happy to offer accommodations for your family or group gathering. Reservations of 3 or more rooms requires a modification of our normal reservation and cancellation policies. Full payment for group reserved rooms is required 30 days prior to arrival. Cancellation of any room or all rooms for a group reservation is required 30 days prior to arrival, or by the balance due date.
• Rates: Rates are based on single or double occupancy. Some rooms are able to accommodate extra guests, children are $15 per night, adults are $25 per night.
• Check In Time: Check in time is generally flexible around your schedule. We ask you to provide a 2 hour window between 9am and 10pm so that we can greet you personally. Access to your reserved guest room is after 2pm, but with earlier arrivals we are happy to keep your luggage. If you find you are not able to keep your expected arrival time, please contact us as soon as possible, so that we can many any adjustments to our schedule necessary. We are not always home if we are not expecting guests, so if you arrive outside when we are expecting you, we might not be home to let you in. If your arrival is expected after 10pm, you must make arrangement with us ahead of time. Depending on how late, we may be able to work this out.
• Breakfast: Guests in the main part of the house enjoy a family style hot cooked breakfast each morning. Breakfast is served at 8am weekday and 9am weekends in the dining room. Recipes include traditional Bacon and Eggs, German Pancakes, Spanish Frittata, or Omlettes. Should you have any food allergies or special dietary needs, please let the reservation service know before making your reservation. Reservations for the Garden Apartment do not include breakfast, however guests enjoy full use of the apartment kitchen.
• Parking: We have limited off street parking, available for $15 per night. Street parking is not permitted except after 8:30pm on Saturday until 7am Monday's (except Holiday's). If you are traveling by car, please be sure to make reservations along with your room reservations.
• Check Out Time: Check out time is 11am for your guest room and parking, if reserved. We are able to store luggage until 7pm, and can help with finding parking options if we do not have a space available.
• Smoking: For the comfort of all guests, our home is non-smoking. Smoking is permitted on the front stoop, covered porch or any of the yard and garden area.
• Pets: We love pets, but regretfully, we are not able to accommodate guest pets.
• Cancellation: We certainly would miss your visit to us, but we do realize your plans may change. We have a very limited number of rooms to offer visitors, which makes every reservation a significant commitment from us to provide the specific room(s) you have requested. Reservations must be canceled at least 2 weeks prior to arrival with your original deposit becoming a cancellation fee (Deposit's are $50 for guest rooms or $100 for the Garden Apartment). Reservations canceled less than 2 weeks prior to arrival can result in a refund for charges ONLY for the nights we are able to resell. We understand this policy is more strict than a typical hotel and strongly recommend considering trip insurance to protect your investment should unexpected circumstances arise. Note, special cancellation policy for group reservations is noted above.
• Minimum Stay's and One Night Reservations: Generally we require a 2 night stay for all advanced reservations. Weekends in peak seasons, (Spring & Fall), Holiday's, Conferences or Special Events may require 3 nights. The Garden Apartment requires a minimum 3 night stay for all advanced reservations. If you require a single night reservation, please contact Bed and Breakfast DC directly. We will accommodate 1 night stays whenever possible.
• Reservations are handled exclusively by our business partner, Bed and Breakfast DC. They have been in business for more than 30 years, and remain an integral part of our business. We have used their services since we have opened and trust Kathy, Alan and Steve to represent our home correctly and professionally.

We offer visitors a choice of 6 individually decorated guest rooms, all with private bath and a fully furnished 1-bedroom apartment. We welcome children of all ages, and can provide a portable "Pack & Play" for infants. Most rooms are set up for 2 persons. One room includes a day bed for up to 3 guests or 2 guests with separate beds. The apartment can accommodate up to 4 and seems to especially attract families, as it has full access to a kitchen. All rooms include complimentary Wireless Internet and telephone extension with free local calls and TV with cable. We have limited off street parking available by reservation for a small fee. Parking is a premium in the city, so please be sure to reserve a space if you need it with your room reservation. Details of each room are listed below. Second Floor Queen or Suite

Room 2
Room 2 is located on the second floor, rear of the house. This room is furnished with a Queen sized bed. Features include a decorative fireplace, LCD TV with cable, writing desk and sitting area. This room has a private hall bath including a single person Jacuzzi tub/shower.

Rooms 1 and 2 as a Suite
Room 2 is normally rented by itself for a party of 2 with a private hall bath, but if you have more guests in your party, or are a party of 2 who don't mind sharing a bath, we might have the perfect solution for you. There is a small room with a Double sized bed that can be added to Room 2 allowing for up to 4 guests in 2 rooms. Both rooms would share the hall bath situated between the 2 rooms. Add $85 to the rate for Room 2 to add Room 1 as part of your reservation. Room 1 also has TV with cable, a Double sized bed and as with all rooms, complimentary wireless Internet.

Third Floor Guest Rooms

Room 3
Room 3 is located on the third floor, front of the house. This room is furnished with a Queen sized bed with "Select Comfort" mattress. This room includes a writing desk and LCD TV with cable. Complimentary wireless Internet access is provided throughout the home. A private, en-suite full bath is attached to this room.

Room 4
Room 4 is located on the third floor, front of the home. This room is features a King sized bed and Twin sized day bed, allowing for 3 guests or 2 guests with separate beds. Amenities include an en-suite, marbled shower only bath and decorative fireplace. Complimentary wireless Internet access is provided throughout the home.

Room 5
Room 5 is located on the third floor, middle of the house. This room is furnished with a Queen sized bed with upholstered suede headboard. This room also features a "Select Comfort" mattress. A small writing desk, decorative fireplace and en-suite, marbled shower only bath, LCD TV with cable and complimentary wireless Internet access complete the amenities for this room.

Room 6 (The Jacuzzi Room)
Room 6 is located on the third floor, rear of the home. Enjoy a comfortable Queen sized bed, decorative fireplace, sitting sofa, and writing desk. The en-suite bath includes a 2 person Jacuzzi tub/shower. This room includes a 42" LCD TV with cable and complimentary wireless Internet access.

Room 7
Room 7 is located on the third floor rear of the home. This is a very small room furnished with a Double sized bed. For most, this room is best suited for the single traveler on a budget, but 2 guests can work though the room is small. An LCD TV with cable and complimentary wireless Internet access are provided. A private, marbled shower only, hall bath is reserved for this room. The bath is immediately next door to the room.

The Apartment

In addition to the rooms in the main part of the house, there is a Garden level 1 bedroom apartment, perfect for families or extended stays. The unit offers accommodations for up to 5 guests. In the bedroom, you will find a comfortable wrought iron Queen sized bed. A full bath is off the bedroom. A small LCD TV with cable will let you keep up with the news while heading off to bed. The living room offers a large sitting are with sofa, 40" LCD TV with cable and massive decorative fireplace. To accommodate extra guests, the sofa opens to a Queen sized bed and an additional Twin sized sleeper chair allows for up to 5 guests. The front bay window allows plenty of natural light to the unit and makes for a great dining area. For those looking to keep up with email or work, make yourself comfortable at the desk while using the complimentary wireless Internet access. The apartment has a fully equipped galley kitchen including an electric stove/oven, full sized refrigerator, and dishwasher.   
All cooking and eating utensils are provided, as well as small appliances such as coffee maker, microwave and toaster. If you travel to DC by car, reserved off street parking is available directly behind the home for a small fee, $15 per night. Laundry facilities are provided, especially convenient for those who are visiting for an extended period.
