The Slate Room

The Slate Room is located on the second floor, rear of the house. This room is furnished with a Queen sized bed, bureau and sofa which opens to a full sized bed. A private full bath is on suite. Maximum occupancy for this unit is 4.

The Master Suite is located on the third floor, front of the house. This room overlooks 16th Street. This room is furnished with a Queen size bed and large private bath with walk in shower and dual vanities.

The Yellow and Grey Rooms are both located on the 4th floor. There rooms are both furnished with a single Queen sized bed. These 2 rooms share a full hall bath.

Garden Apartment

In addition to the guest room in the main house, we also have a Garden level, English Basement apartment. This is a 1 bedroom unit offering about 800 square feet of private living space. A private entrance brings you into the large front room, set up as both the living and dining room. The Kitchen is fully equipped with electric stove, dishwasher, full sized refrigerator, coffee maker, microwave, garbage disposal, and all cooking and dining utensils. The sofa opens to a queen sized bed. TV with cable is provided in both the living room and bedroom. Maximum occupancy for the apartment is 3.

The Chocolate Room

The Chocolate Room is located on the second floor, front of the house. This room overlooks 16th Street, and is the largest room in the house. Furnishings include a Queen sized bed, Bureau, Armoire, 2 sofas (each opens to a full sized bed), decorative fireplace and pub style table tucked in the front Bay window. This room includes an on suite private, shower only bath. Maximum occupancy for this room is 4, not including infants 2 and under.

  • Amenities, Rates and Policies

    The main part of the house offers visitors a choice of 6 rooms, located on the second, third and 4th floors of the house. All rooms include wireless Internet access and TV with cable. Guest rooms located on the second floor include the Chocolate Room and the Slate Room. Each room has a private bath, decorative fireplace and extra accommodations for up to 4 guests in either room.

    Reservations:

    Reservations for any of the guest rooms require a $50 non-refundable deposit when reservations are made more than 2 weeks prior to arrival. If your arrival is within 2 weeks, full payment is required at the time of reservation. Reservation for the Garden Apartment have the same time requirements, however the deposit amount is $100. All reservations are subject to Washington DC lodging taxes of 14.5%, and a $10 reservation fee.

    Rates:

    Rates are based on single or double occupancy. Some rooms are able to accommodate extra guests, children are $15 per night, adults are $25 per night. Suite fee of $80 to reserve the 4th floor as a suite.

    Check In Time:

    Check in time is generally flexible around your schedule. We ask you to provide a 2 hour window between 9am and 10pm so that we can greet you personally. Access to your reserved guest room is after 2pm, but with earlier arrivals we are happy to keep your luggage. If you find you are not able to keep your expected arrival time, please contact us as soon as possible, so that we can many any adjustments to our schedule necessary. We are not always home if we are not expecting guests, so if you arrive outside when we are expecting you, we might not be home to let you in. If your arrival is expected after 10pm, you must make arrangement with us ahead of time. Depending on how late, we may be able to work this out.

    Breakfast:

    Guests in the main part of the house enjoy a generous continental plus breakfast each morning. Select cereals, fresh coffee, assorted muffins, toasting breads, seasonal fruit, yogurt, hard-boiled eggs and juice are typical offerings. Breakfast is normally served from 7:30 to 9:30am. Guests staying in the apartment have full use of the apartment kitchen. Breakfast is not included with the apartment, though it can be arranged with reservation for a small fee.

    Parking:

    We have limited off street parking, available for $15 per night. Street parking is not permitted except after 5pm on Friday's until 7am Monday's (except Holiday's). If you are traveling by car, please be sure to make reservations along with your room reservations.

    Check Out Time:

    Check out time is 11am for your guest room and parking, if reserved. We are able to store luggage until 7pm, and can help with finding parking options if we do not have a space available.

    Smoking:

    For the comfort of all guests, our home is non-smoking. Smoking is permitted on the front stoop or yard area.

    Pets:

    We love pets, but regretfully, we are not able to accommodate guest pets.

    Cancellation:

    We certainly would miss your visit to us, but we do realize your plans may change. We have a very limited number of rooms to offer visitors, which makes every reservation a significant commitment from us to provide the specific room(s) you have requested. Reservations must be canceled at least 2 weeks prior to arrival with your original deposit becoming a cancellation fee (Deposit's are $50 for guest rooms or $100 for the Garden Apartment). Reservations canceled less than 2 weeks prior to arrival can result in a refund for charges ONLY for the nights we are able to resell. We understand this policy is more strict than a typical hotel and strongly recommend considering trip insurance to protect your investment should unexpected circumstances arise.

    Minimum Stay's and One Night Reservations:

    Generally we require a 2 night stay for all advanced reservations. Weekends in peak seasons, (Spring & Fall), Holiday's, Conferences or Special Events may require 3 nights. The Garden Apartment requires a minimum 3 night stay for all advanced reservations. We will accommodate 1 night stays whenever possible. There is a $20.00 surcharge per room. If you require a single night reservation, please contact Bed and Breakfast Accommodations directly. We will accommodate 1 night stays whenever possible.
