The Franklin and Sara Avery Suite

Named for its view of the historic Avery House, this romantic suite of rooms includes a warm fireplace, a queen-size canopy bed, a claw foot slipper tub and European shower, and pine armoire. The uniquely designed Paladin window contributes to its grand neo-classical character. There is an adjacent sitting room with a quaint writing desk. $165

The Montezuma Fuller Suite

Upon entering this suite, relax in a private reading room and then ascend your own private staircase to the third floor bedroom. Skylights and dormer windows illuminate the spacious, yet cozy, third floor bedroom. Complete with a queen-size cherry sleigh-bed, Jacuzzi tub and shower, and a fireplace, this suite is the ideal hideaway. $175

The Agnes Mason Giddings Room

As the first pioneer child born in Fort Collins, Agnes M. Giddings would have been at home in this bright, distinctive room. This room has sunny south-facing windows, a queen-size four-poster bed, and a warm cozy fireplace. This is the one room without a private bathroom. The detached, private ¾ bath is two floors down (near the sauna). $99

The Frederick W. Sherwood Room

If you like bright rooms, you will love the southern exposure and warm atmosphere of the Sherwood Room. With a queen-size four-poster bed, cozy fireplace, Jacuzzi tub, and full shower, you are bound to be content. $145

The Lady Catherine Moon Room

Make yourself comfortable in front of a cozy fire in this classic bedroom with a queen-size bed. The private full bath invites you to soak away your cares in the claw foot slipper tub. $145

William O. Collins Room

Enjoy a Tuscan experience in this quaint room with a four-poster queen-size bed, a claw foot slipper tub and full bath bath with shower. A gas stove will warm a cool evening. $145

• Check-in begins at 3:00 p.m. until 6:00 p.m. Please call ahead to arrange with an innkeeper for later arrivals. (Combination for back door lock will be provided for late arrivals.)
• Check-out is 11:00 a.m.
• For the comfort and safety of our guests, The Edwards House is a non-smoking environment.
• The Edwards House is not designed to accommodate children under 10 years of age.
• The Edwards House cannot lodge pets. We will be glad to help you find shelter for your pet at a local kennel. Reservations
• Advance reservations are advisable. Please call us at 970-493-9191 or 800-281-9190. You may also reserve online.
• We accept Visa, Mastercard, American Express and Discover to hold your reservation. You will not be charged until checkout.
• Cancellation Policy: In the event that you need to cancel a regular reservation, a full refund less a $20 cancellation fee will be made if notification is received 7 days prior to the reservation date. Otherwise guests will be charged the full amount of the reservation unless the room is rebooked. Guests are responsible for payment of all nights reserved regardless of actual arrival or departure date. Special CSU and Fort Collins events weekends (such as Graduation weekend, Parents weekend, Brewfest, New West Fest, Cheyenne Frontier Days), weddings, holidays, reunions and groups booking more than 5 room nights (#rooms times # nights= room nights) require 30 days notice of cancellation for refund and are subject to the $20 cancellation fee. Reservations made and guaranteed with an Edwards House gift certificate may be changed or cancelled up to 7 days prior to reservation date. Otherwise the gift certificate will be charged/redeemed and no refund will be made.

The Edwards House, an elegant house of neo-classical design, was built in 1904. This gorgeous home is located in a quiet residential area of town within walking distance to City Park, the historic Old Town shopping and restaurant district, and the Colorado State University campus. The authentic trolley car line running in front of the house connects Old Town and City Park. As a B&B, the Edwards House is pleased to offer elegant and romantic accommodations far superior to those of typical hotel lodging.

General Information

The Lodge at the Edwards House is an ideal Colorado wedding site with mountain views, Victorian charm and unique amenities to make your day memorable. It will provide you with 4000 beautifully appointed square feet on two separate floors. The top floor room has an open joist ceiling, hardwood floors, and a floor to ceiling gas river rock fireplace. Adjoining this room is an intimate bar with granite counter tops and a brass sink. Your guests will have the use of a lovely parlour adjoining the bar . Downstairs your guests can relax playing pool or watching the big screen TV. Outside you will find a Victorian front porch perfect for your wedding photos, as well as a covered side deck. If you are interested in an outdoor wedding in Fort Collins, CO, the Edwards House has a private lawn area with a covered wedding arbor.

There are 8 guestrooms at the B & B that will accommodate 18 people. The two rooms in the Lodge are included in the Lodge rental as the bride’s room and the groom’s room and are yours for the night. All guest rooms are beautifully furnished and most include the following amenities: Gas fireplaces, TV/VCR, some jacuzzis, full baths, telephones, wireless high-speed internet connection, and come with a full breakfast and an evening snack. Included in your wedding package is a one-hour consultation for planning the details and a one-hour walk-through one month prior to your event. The Edwards House will provide you with a list of recommended vendors for wedding planning (Simply Elegant-Patty Burling), caterers, bartenders, string quartet, flowers, officiants, cakes, and photographers. Pricing for weddings includes set-up and clean-up, tables, chairs, linens, flatware, tableware, stemware, ice, cd player, limited choice of cd music, and the use of our refrigerator and freezer. There will be an Edwards House staff person on site at all times to assist you with your guests. The Edwards House has several caterers you may choose for lunches, dinners, and hors d’oeuvres. Approved outside caterers may be used at an additional set-up and clean-up cost. Price varies depending upon your group size.

Policies:

Booking: The Edwards House requires a signed contract and a $750 non-refundable deposit to reserve the Lodge for your wedding. This deposit will be subtracted from your balance due at the end of your wedding less any deductions for damages. This fee may be paid by check or credit card.

The Edwards House has a list of recommended caterers. You may, however, hire any licensed and insured caterer. If you hire a caterer that is not on our list you will be charged an additional set-up and clean-up fee, which will vary based on your group size.

We do not have a liquor license. Consequently, if your caterer does not provide insured bartending service, you will need to hire a licensed and insured bartender. You will save money on your liquor purchase by buying directly from a liquor store, but all liquor must be served by the bartender. Liquor may only be served for a maximum of four hours for an afternoon or evening event or for five hours for an all day event.
