New Hope, Pennsylvania (PA) Bed & Breakfast: On the historic towpath of the Delaware canal, Porches provides quiet colonial ambience close to the funky boutiques, taverns, and restaurants of downtown New Hope. The two-story wraparound porch is decorated with Adirondack and wicker chairs and French and English antiques. Many of the 12 rooms in the main house feature beautiful views of the gardens and canal, as well as the iconic mule-drawn barges floating up and down the waterway.

Room #12's Sumptous Bath
Porches on the Towpath is an oasis of tranquility and casual elegance in the heart of New Hope, Pennsylvania. Porches Bed and Breakfast is the ideal spot to experience the warmth and charm of Bucks County lodging. Porches is tucked away at the end of a quiet lane and fronts the historic Delaware Canal. Walkers and cyclists pass by on the towpath right outside our garden gate, mules clip-clop past pulling barges, and the whistle of the steam train floats across the canal. Yet New Hope's bistros, antique shops and historic sights are only steps away. Originally built as a granary in the 1830s, Porches Bed and Breakfast has been extensively renovated and carefully preserved. We offer ten charming and comfortable guest rooms, all with central air and private bathrooms.

A full country breakfast is served each morning from 8:30 to 10:00. Enjoy it in the dining room of the main house or on one of the shady porches, weather permitting. The dining room decor is French antique, the ambiance is warm and welcoming, hand-painted in a rich papaya-yellow glaze and lit by a crystal chandelier. The focal point of the room is a beautiful elm Provincial buffet.

Gather for conversation or just curl up with a good book in the intimate white-paneled library. Located on the ground floor overlooking the garden and the canal, the library offers traditional pleasures: overstuffed chairs, a quietly ticking Grandfather clock, and a view of the mule barges floating down the canal.

As changeable as the seasons, there is always something to see in the gardens at Porches. Whether in the chill of winter, the delicate blossoming of spring, the exuberance of summer or the russet hues of autumn, John is sure to have a new garden project when you visit. Feel free to wander and enjoy; swing in the hammock or relax by the koi pond and listen to the sounds of New Hope all around you.

All rooms feature central air conditioning, private bath and a view of the canal. A full country breakfast is served daily. Porches Bed and Breakfast features private off-street parking on the premises. We are the only B&B on a quiet private street in the heart of New Hope. Spencer, the resident cat, will greet you.

Room #1 Room #1 is located on the ground floor, facing the peaceful Delaware Canal. It features a queen size bed and full bath with tub and shower. A French door leads to a private porch, which can access the main 1st and 2nd floor porches. Central air. $125 $195
Room #2 Room #2 is on the second floor, with a view of the Delaware Canal. It features a queen size bed and a full bath with shower. A French door allows direct access to the second-floor porch, with views of the gardens and the Delaware Canal. Central air. $105 $165
Room #3 Room #3 is a canal-front corner room on the second floor, with a queen size bed and a full bath with shower. A French door allows direct access to the second-floor porch, with views of the gardens and the Delaware Canal. Central air. $105 $165
Room #4 Room #4 is a snug getaway on the second floor. It is decorated with English antiques, including a canopied four-poster double bed. It has a full bath with tub and shower, and central air. A French door allows direct access to the second-floor porch, with views of the gardens and the Delaware Canal. $95 $155
Room #5 Room #5 is a delightful attic "suite". This private suite encompasses the entire third floor, and includes a full bath complete with an antique claw foot tub and separate enclosed shower. King size bed and central air. $139 $215
Room #6 Room #6 is an elegant haven on the second floor. The luxurious bath features marble and brass fixtures, gilt mirror and bronze statuary. A cozy corner of the balcony is reserved for the guests of Room #6, and breakfast is served in the room. Queen size bed. Full bath and shower, and central air. $135 $195
Guest Rooms - Private Quarters

The newly-renovated Private Quarters is Porches' newest addition. A mid-19th century Carriage house, the cottage is set back amidst trees and bamboo in its own secluded corner. The Private Quarters, with its wisteria-draped private deck, is the perfect spot to hide away and dream. Rooms #7 and #8 span 2 stories and can be rented together as a 2-bedroom suite. Room #7 can be rented alone, but Room #8 must be rented as part of the package. Room #7 is based on double occupancy but can sleep up to 3, with $25 additional for one additional person. It may also be attached with #8 for a maximum total of 5 people.

Room #7 Room #7 is a 2-story unit with a bedroom and bath below and a sitting room loft above. You enter the bedroom from the large sunny wrap-around porch. The brass and iron canopied queen bed faces a wall of glass-fronted floor-to-ceiling bookcases. Climb the stairs to the cozy sitting room loft and curl up with a book on the queen-size daybed. Central air. Private bath with shower. $150 $250
Room #8 Room #8 adjoins Room #7 and can only be rented in conjunction with Room #8. A private door opens to a secluded deck, where you can lounge on the Adirondack chair. Room #8, with its antique French empire furnishings, has a king bed, marble bath and central air. $130 $195
Guest Rooms - Gatekeeper's House

Gatekeeper's House at Porches, a beautifully restored two-story carriage house. All rooms in the Gatekeeper's House have private entrances. Rooms #9 and #10 are on the second floor and are accessed by an exterior staircase that leads onto a large private balcony. Rooms #11 and #12 are on the ground floor, and can be opened via adjoining doors to accommodate up to 6 people (prices based on double occupancy) - perfect for wedding parties and reunions. Breakfast is served in the rooms on the weekends (Saturday and Sunday), or on the porches, 8:30 to 10 am.

Room #9 Room #9 is large and brightly lit by louvered skylights and a floor-to-ceiling window. An oversized shower and lovely 19th century vanity complete the bath. King-sized bed, TV and central air. $135 $195
Room #10 Room #10 is a cozy room. The queen size sleigh bed is tucked into a carpenter gothic alcove. This intimate room boasts not only a lovely louvered skylight but also a skylight shower. Queen sized bed, TV and central air. $125 $175
Room #11 Room #11 is reached via its own walled garden courtyard, complete with fountain and outdoor seating. The large room features two queen sized European beds. The travertine tile bath features double sinks and an oversized shower with seating. Two queen sized beds, TV, ceiling fans and central air. $150 $250
Room #12 Room #12 is an Edwardian oasis. A pair of wing chairs flank a fireplace surrounded by built-in bookcases. A brass chandelier hangs above the king sized bed. The sumptuous bath suite boasts a magnificent footed tub, and includes a separate walk-in shower and water closet. King sized bed, TV and central air. $150 $250

Rates and Reservations
  • Rates are based on double occupancy and are subject to change.
  • Friday, Saturday and Sunday are considered weekend nights. You may book single Fridays and single Sundays; however, Saturdays are a two night minimum stay. We sometimes have single Saturdays available should Friday or Sunday be booked.
  • For safety reasons, smoking is limited to outside areas only.
  • Porches accepts payment by major credit card (Visa and MasterCard) as well as by personal check, traveler's check or money order. For reservations or room availability, call 215-862-3277.
  • Check-in time 3 p.m./Check-out time 11 a.m. If you arrive earlier than our check-in time, we can usually arrange to hold your luggage until your room is ready, giving you time to explore New Hope.
  • Gift Certificates are available.
  • Cancellation Policy
    • Cancellations made 14 or more days prior to the reservation date will have deposits refunded, less a $25.00 service fee.
    • Cancellations made less than 14 days of reservation date or no-shows will result in a full charge of the reservation amount.
    • Note: Reservations made or paid with gift certificates are subject to these same cancellation policies.
