Introduction
Middle Brook Bed and Breakfast
 We are centrally located forty minutes south of Cooperstown, one-hour southwest of Albany, one-hour northeast of Binghamton and three-and-a-half hours northwest of New York City, in Delaware County.

Enjoy life's simple pleasures. Rise in the mornings to a wonderful homemade breakfast served in our warm and inviting dining room. Please inform us of any special needs or food allergies.

Features a Queen bed and views the front property including the pond. 		Brook View
Features two twin beds and views the back property including the brook.
Rates and Policies
  • Rooms are priced seasonally, double and single occupancy.
  • Nov.- March: $95
  • April & May, Sept., Oct.: $115
  • June - Aug.: $125
  • Weekdays Mon.- Thursday: $75
  • We accept cash, personal checks, traveler's checks, credit cards and money orders.
  • No show, no refund.
  • Early departure, no refund.
  • One day stays require full payment upon reservation.
  • One night stays require additional $25.00 charge as well as full payment for reservations.
  • Because this is our Golden Retriever PJ's home, we can not accept pets.
  • Smoking permitted outdoors only.
  • Check-in is from 3 p.m. to 7 p.m.
  • Check-out by 11 a.m.
