Southside Room

All rooms have a private bathroom, queen size bed, A/C, TV, secure wireless internet access, and telephones. Room Rates per night for two people in a room are as follows:

* A two night minimum stay is required for weekends from June 22 through Labor Day and for SUNY Fredonia Graduation, Homecoming, and Family Day weekends, when June 22 through Labor Day rates also apply. The charge for an extra person in a room is $10 per night. Children 9 and under stay for free in the same room as their parent(s). See more guest information listed below.

Guest Information

Room rates include a full breakfast for two guests and are subject to 7.75% New York State sales tax and a 5% Chautauqua County occupancy tax.

Well behaved pets are permitted in the Garden Party and Southside Rooms. We have several indoor/outdoor cats you may see around the grounds.

A credit card number (MasterCard or Visa) or a deposit equal to the cost of a one night stay is required to hold a reservation.

Check in time is 3:00 p.m. to 9:00 p.m.
(Later check-in times with advance notice.)
Check out time is before 1:00 p.m.

Cancellations must be made by 3:00 pm seven (7) days preceding your arrival day, otherwise cash deposits will be forfeited and credit cards will be charged for a two night stay. Nonrefundable prepayment of room charges is required for May 16&17, 2008, (SUNY Fredonia Graduation), prepayment due April 30, 2008; September 26&27, 2008, (SUNY Fredonia Family Weekend), prepayment due September 5, 2008; and October 17&18, 2008, (SUNY Fredonia Homecoming), prepayment due September 30, 2008.

Brookside Manor Bed & Breakfast is smoke free inside.
Guests may smoke outside.
