The first and second floors are dedicated to your comfort and pleasure. There are two parlors to enjoy a good book or music, while the cozy veranda has breath taking views. As part of your stay, a bathrobe, slippers and a fresh towel is provided to each guest. After sleeping in one of our beautifully decorated bedroom suites, a delicious breakfast awaits in our dining room overlooking Seneca Lake's Western shore.

The Betty Suite has magnificent east-ward views of Seneca Lake where you can watch the sun rise from the warmth of your bed. In addition to its unique queen size bed, the charming private bath will be one you will not forget. It has a bathing tub and a full shower. $130 - $175, Plus taxes

The Phoebe is the most private of all the rooms. It has spectacular views of the lake from each window and is fitted with a welcoming king size bed. The large private bath has an oversized stand up shower. $130 - $175, Plus taxes

Di's Suite is the largest suite at the B&B located on the second floor! It has a beautiful king size poster bed, large flat screen TV/DVD player, private bath with a full-size tub and shower. This suite can be used as an adjoining room with The Phoebe for families or 2 couples traveling together! $195 - $225, Plus taxes

• Rates Include a Full delicious breakfast everyday.
• Maximum 2 guests per room
• No pets please/We furnish Bubba the Pug & Dexter and Millie the Cats (they do live and roam the entire house.)
• Check in time 3 pm (any late arrivals can be easily arranged)
• Check out time 11 am (Late check outs are subject to a $25 per hour fee)
• Children over 10 welcome
• Two night minimum on weekends FRIDAY AND SATURDAY from 3/16 to 12/31
• Deposit: 1st night deposit is required at the time of reservation
• Cancellation Policy:
  • Refunds will be given up to 15 days before arrival date (less a $25 processing fee).
  • If you cancel within the 15 days prior to your arrival, your deposit is non-refundable and your card will be charged half of the room rate any subsequent days.
  • If you cancel 2 days or less before you arrival, you will be responsible for your entire stay.
  • We understand situations arise that necessitate a cancellation, but we must institute a business policy.
• No Show or Early Departures: You will be responsible for and charged for your entire stay.
• HWS Graduation, Reunion, Orientation, Parent's, Wedding weekends are NON-REFUNDABLE.
• Wedding Weekends: All rooms can be rented out for wedding weekends however there will be a one time additional charge of $150 added to the final bill.
• Off Season rates and discounts do not include any Holidays or Valentine's Day.
• Prices Subject to change without notice & are based on double occupancy.
