Because of the uncertainty involved in filling rooms on short notice, cancellations affect us significantly and we also have non-recoverable expenses. Furthermore, unlike hotels, specific guest rooms booked are held for guests and 1871 House does not intentionally overbook its rooms. This is why we ask everyone to be certain that their plans are firm, and minds made up before booking. Please inform us immediately of a cancellation or change in plans.
Cancellation requests need to be made in writing
Guests changing or canceling a confirmed reservation more than 60 days prior to arrival are subject to a 15% charge (15% of total room charge).
Guests changing or canceling a confirmed reservation within 31-60 days prior to arrival are subject to a 25% charge (25% of total room charge).
Guests changing or canceling a confirmed reservation 30 days or less prior to arrival will be charged the full room rate plus tax for the full amount of the reserved stay.
If circumstances necessitate a reservation cancellation, please inform us as soon as possible. Rooms are held for the duration of the reservation unless we are informed otherwise.
No-shows, late check-ins & early check-outs are responsible for payment of the entire reservation.
Reservations longer than 7 days are non-cancelable and non-refundable and not dependent on the timing of the cancellation. Guest is responsible for all charges
Multiple room reservations are non-cancelable and non-refundable and not dependent on the timing of the cancellation
Rather than forfeit the service charge on a refundable deposit you may choose to apply the full amount of the deposit to a future reservation within the same year.
We understand that unforeseen events or circumstances may cause you to cancel or change your reservation (for example: health and family matters, weather conditions, code alerts, personal anxieties regarding currant affairs, etc.). It is for this reason we advise all guests to get travel insurance. All guests receive information about Travel Insurance after they make a reservation.
We are unable to issue refunds or credits toward future stays for cancelled reservations made within 30 days of the arrival date.
Cancellations within 30 days are subject to a full charge.
Partial Credits may be available for guests canceling their reservation as follows:
If a room is cancelled, partial credits may be issued if all the following conditions are met:
we are able to re-let room cancelled for the original reservation period;
if the canceled room is re-let for the original reservation period, we are able to achieve the same rate or a higher rate (1871 House offers “procrastinator” rates in order to fill last minute vacancies. Therefore rooms booked on short notice are likely to be discounted. Suites may be offered at studio rates on a last minute basis).

In order to achieve full occupancy as quickly as possible, owner has option of offering cancelled room to potential guests even if other rooms are available. If a canceled room is re-let however other vacant rooms are in fact still available, no credit would be forthcoming.
Credit for a cancellation will not be offered if 1871 house is not fully booked for dates canceled.
If your room is re-let, a minimum 25% cancellation charge will be applicable to cover additional administrative and processing costs. Refund checks are processed at the end of each month
Credits will be issued at the discretion of the owner.
Deposits
A deposit of 50% of stay (or minimum 1st night which-ever is greater), is required to confirm a reservation (payable by Visa, MasterCard, American Express or Discover Card.) All balances are due within 30 days of reserved arrival date. Balances are automatically charged to the credit card on file. All reservations made within 30 days prior to the arrival date, must be paid in full at time of reservation. Deposits or payments by check must be guaranteed with a valid credit card.
Tax
Four separate taxes apply to hotel room rentals in New York City:
New York State Sales Tax,
New York City Sales Tax, and
New York City Hotel Room Occupancy Tax (usually called the "Hotel Tax").

Smoking
Smoking Policy: Smoking is not permitted at 1871 House (including the exterior terrace).
Check-in/Check-out
Rooms are available for check-in by appointment at 4:00 p.m. or later If you wish to arrive earlier, we are able to register you and provide you with keys to your room which will be ready for you a 4 p.m. Guests may store their luggage at 1871 House while they wait for their room to be prepared. As we do not have a 24-hour desk, we ask that, whenever possible, check-ins occur before 10:00 pm. All guests need to provide arrival details in order to confirm arrival time. Early arrival can be accommodated no earlier than 9 A.M. (Mon-Friday) and 10 A.M. (Saturday-Sunday) Check-out time is 10:30 a.m.
Miscellaneous:
1871 House is a non-elevatored five-story building. All rooms are accessed via a central staircase. For assistance with luggage, bellhop services can be scheduled in advance.
We regret we are unable to accommodate pets.
There is a $35 fee for use of the fireplace in your room. This fee includes use of the fireplace in your room as well as 3 Duraflame logs.
All Guest rooms are provided with phones. Local and long distance calls can be made with phone cards.
Breakfast is not included in room rates.
Breakfast baskets are available.
Parties may not be hosted in 1871 House rooms.

1871 House is an Earth Friendly Hotel: Linens and Towels;
We are proud to be an Earth friendly hotel and take careful steps to assure
global protection. By recycling trash, conserving energy and water, and
using eco friendly products, we share in the responsibility of environmental
safety. It is important that 1871 House does its small part to safeguard the
earth and all it's inhabitants.
We believe that each of us must be socially responsible and that together we
can make a difference. We are committed to this philosophy and to you, our
customer.
Linens:The Project Planet program is an effort of 1871 House to protect the
environment through conservation of water and energy and decreased use of
detergent. As part of the Project Planet Program, we will launder your
linens every three or four days depending on the length of your stay.
Towels: We invite you to join us to conserve water by reusing your towels.
In addition to decreasing water and energy consumption, you help us reduce
the amount of detergent waste water that must be recycled within our
community. Please hang towels up if you wish to participate in this program.
If not, simply bring our towels down to the ground floor level and pick up a
newly laundered set.
Air Conditioning: Our a/c units can cool your room very quickly-much faster
than a house with central air. Of course, how you use the air-conditioner is
up to you, but you may conserve energy by turning it down or off if you are
planning to leave for an extended period of time.
Earth-Conscious Cleaning: We use environmentally friendly laundry
detergents. These earth friendly products contain no phosphates or chlorine
bleach. Formulas used are Biodegradable with naturally derived ingredients
and are super-concentrated so there are no fillers, no unnecessary
ingredients and no large bulky containers. That means less plastic for
packaging which means it reduces the impact of landfills, water treatment
facilities and recycling plants. Products are packaged in recyclable bottles
so they can be easily recycled in areas with recycling programs.
We Recycle! All guests are asked to participate in the recycling program set
up by NYC. We'll show you how!
