All rates are based on double occupancy and include a full breakfast and afternoon tea. Add 7% Maine state lodging tax to all rates.
Weekend rates apply to Friday, Saturday and Sunday nights.
Special rates apply for Prelude weekends and other special event and Holiday periods
Minimum stays may be required during peak periods.
We have a two-night minimum stay on most weekends, and three nights on some holiday weekends. However, we will accept reservations for shorter periods if we have rooms available.
A deposit is needed to secure all reservations.
You may use a credit card to pay your deposit.
Your credit card will be charged the day you make your reservation.
We request full payment for all one night stays and weekend reservations, special offers and events.
If paying by personal check, your check must be received within seven days after the reservation is made.
We ask for a minimum deposit of an amount equal to 50% of the total cost of your stay for all other reservations, with full payment for week-long stays prior to arrival.
We will e-mail, mail or fax you a confirmation as soon as we receive your deposit.
Payment of your balance is due upon check-in.
We accept VISA, MasterCard, Discover and American Express.
We will gladly refund your money, less a $25 bookkeeping charge, if you cancel your reservation more than 14 days prior to your arrival.
Refunds for cancellations made within 14 days of arrival, or before scheduled departure date, are given, less a $25 bookkeeping charge, if we are able to rerent the room.
We are a non-smoking inn and have no facilities for pets.
Accommodations in the main house are not appropriate for children under twelve years old.
Our guest rooms do not have telephones. There are two phone lines dedicated for guest use in the main house.
Daily charges for more than two people in a cottage or suite are: Adults: $25, Children under 12: $10.
We are a family friendly vacation destination and have cribs available for a one time set-up fee of $10. Cribs may be used only in cottages #4, #5, #6, and #8-#11.
Check-in is between the hours of 3 and 7 PM. Special arrangements for late check-ins can be made if we are contacted ahead of time.
Early arriving guests are welcome to check-in if their room is ready.
Check-out time is 11 AM.
Office hours are usually 8 AM - 9 PM (earlier in the quiet season).
We are approximately 1.5 miles from the nearest sandy beach. Included in your room rental charges, we provide beach chairs, towels and umbrellas. Beach parking passes are available for Kennebunk and Kennebunkport, ME beaches at our front desk for a daily fee.
