• Rates based on 2 people per room. $15 per night for extra people (Timberline only)
• Children must be 14 or older in lodge
• Entire lodge rental includes all four-guest suites, use of the entire guest portion of the lodge and grounds, and the limited kitchen area in the bar area. Breakfast is not included in the entire lodge rental, however breakfast is available for an additional fee. Entire lodge rate is for overnight guests only.

• Occupancy based on 2 people per room in guest suites, 4 people in two bedroom cabins, 6 people in three bedroom cabins.
• Additional guests - Cost is $15/each/night.
• About Our Cancellation Policy
• Please understand that we are a popular establishment and when you make a reservation we pass up other prospective guests on your behalf. If you cancel with little to no notice we rarely can rebook your accommodations.
• We do understand that there can be extraordinary circumstances that may cause last minute cancellations on your behalf. There is travel insurance available that covers numerous situations that allow you to be covered in the event of an unfortunate circumstance. i.e. illness, death, job loss, flight cancellations, weather etc.
• Cancellations that can be covered by travelers insurance are not refundable. The majority of our guests have told us that our accommodations have exceeded their expectations, however, occasionally we have guests that have not viewed all the information available on our website, in particular our amenities, location, and pricing. Cancellations due to you not viewing the information available on our website or our brochures is not the responsibility of Pikes Peak Resort.
• Deposits
• A 25% deposit or a minimum of one night deposit is required at the time the reservation is made to secure reservation. Deposit is payable by credit card (Master Card, Visa, or Discover) or by check (must be received within 7 days to hold reservation).
• Balance is due at check in (no personal checks accepted at check in).
• Cancellation Policy for Cabin and Guest Suites
  • Cancellations made 30 days or more in advance - $50.00
  • Cancellations made 15 days to 29 days in advance - Deposit Forfeited
  • Cancellations made 5-14 days in advance - 50% of entire stay
  • Cancellations made 0-4 days in advance and no shows - 100% of entire stay
  • Sorry, no refunds for early departures
• Entire Lodge/Property Rental Cancellation
  • 50% deposit is non-refundable.
  • Within 30 days of arrival a full-stay charge will be incurred
  • Full-stay charge is non-refundable unless we are able to rebook, at which time monies will be refunded according to rooms rented, less a $100 service fee.
• No smoking inside any of the facilities. Smoking is permitted outside with extreme care depending on wild land fire conditions. Smoking outside allowed if all windows and doors are closed.
• No pets allowed in any of the cabins or guest areas.
• Check in time is 4 PM and check out time is 10 AM. No exceptions unless prior arrangements have been made.
• No candles or incense allowed in any of the guest rooms or cabins.
