As a small inn, each visit is important to us, and reservations are advised.
No charge will be made if reservations are cancelled seven days prior to the reservation or if the space can be occupied by another party.
Otherwise, a charge will be assessed equal to the total bill for the stay plus a five percent processing fee, and the guest will receive a transferable gift certificate in the amount of the stay which does not expire.
Guests that stay fewer nights than reserved are subject to the cancellation policy for those nights.

Check-Out: 8 am to 12 noon
$25 will be charged per night for each additional guest 6 years of age and older, staying in the same room.
A discount of 10% is offered when booking over the phone for stays of five days or more, or to members associated with AAA, or for business associated with non-profit organizations or Naropa University, or for parties occupying three rooms or more.
Reservations for three or more rooms require a deposit due one month before the reservation equal to one night's lodging for each room.
Cash, personal and travelers checks, Visa, Master Card, American Express and Diners Club are accepted.
Premium Rates and minimum stay requirements may apply for special occasions such as Graduation, Parents Weekend, Bolder Boulder, CU football games, etc. Please call to make your reservation in advance as we may not show special occasion rooms through our internet booking engine.
Smoking is permitted outside, never in guest or public rooms.
We regret that we cannot allow pets.
We welcome well behaved, well supervised children traveling with their parents. No charge is made for children five years of age or younger.
The Briar Rose hosts small meetings and receptions. We welcome professional caterers of your event.
