Policies
  • All rates are for single or double occupancy and do not include sales and occupancy taxes.
  • They do include Karen's mouth-watering home-made breakfasts.
  • Breakfast is served in the dining room at 8 AM. If you are leaving early, let us know, we can prepare something delicious to go.
  • We have a two night minimum stay, Circumstances permitting; we will accept a 1-night stay with an additional surcharge.
  • Please ask when you make your reservation.
  • In order to confirm your reservation, we require a deposit of one night stay or 50% of your total stay (which ever is greater) with balance due on your arrival. We accept Visa, Master Card and Discover.
  • Our refund policy is: Refunds (less a $25 per room fee) are available up to 14 days before your arrival except for high season/special events/discounts; cancellation must be received at least 60 days prior to your arrival date. If cancellation is made after 14 days (60 days during high season/special events/discounts), the entire cost of your stay is due unless we are able TO REBOOK YOUR ROOM.
  • We cannot provide refunds for early departures.
  • NO SHOWS/NO CALL Reservations - the guest is responsible for the entire stay.
  • Specials may be terminated at any time and are subject to availability. Specials and discounted rates will be honored only if requested at the time of making reservations.
  • All packages are non-refundable.
  • Our check in time is 3 to 6 PM, this is our home and we like to greet our guests upon their arrival. If you need to check in a little earlier, or if you are going to be arriving late, just let us know.
  • Check out time is 11 AM (During high season, we must stick to this, unless arrangements have been made in advance)
  • Our home is smoke-free. Smoking is only permitted outside, away from open doors and windows - Pails are marked for disposal.
  • We have no pets on the premises and regret that pets cannot be accommodated.
  • We welcome well behaved children 8 and up.
